The Delhi Development Authority (DDA) has thrown open the registration for its duplex penthouses and luxury apartments along with mid-segment MIG or middle income group flats under the second phase of its Special Festival Housing Scheme 2023, officials said.
They said that under this phase of scheme, bids for 1,130 luxury apartments and penthouses under the super high income group (SHIG) and HIG or high income group categories are being accepted along with 963 2BHK MIG flats. The luxury flats and penthouses are located in Sector 19B of the Dwarka sub-city while the MIG flats are in Dwarka’s Sector 14 and Lok Nayak Puram, a locality in West Delhi that DDA is developing.

“The luxury and MIG flats will be allotted through e-auction, registrations for which have started from November 30. We are hoping to witness a good response from prospective buyers,” a DDA official told Moneycontrol.
He said that there had been over 500 registrations till late night on November 30. The DDA has also set up a help desk at its headquarters Vikas Sadan to answer queries related to the housing scheme.
Officials said that only 14 penthouses are being offered in the scheme and these will be four-bedroom duplex apartments with a plinth area of 424 square metres. These penthouses will be overlooking an upcoming 18-hole golf course.
DDA is offering 170 super HIG flats and 946 HIG flats in the complex in Dwarka’s Sector 19B. The complex, with an estimated construction cost of Rs 700 crore, has 11 towers.
Since these SHIG flats and penthouses will be allotted through an e-auction, the reserve prices will start from Rs 5 crore and Rs 2.5 crore, respectively. The HIG apartments will be priced from about Rs 1.4 crore. The reserve prices of MIG flats are likely to range from around Rs 1 crore.

According to officials, the penthouses will also have terrace gardens. The housing luxury complex will have larger-than-usual green spaces. According to officials, potential buyers will be given 20 days to visit the property they wish to buy after registering on the DDA portal.
The capital’s planning and housing body had on November 24 started registration for 28,000 EWS (economic weaker section) and LIG (lower income group) category flats under its festival scheme that offers a total 32,000 flats (including the penthouses and luxury apartments).
The official cited earlier said that applications for the luxury segment will be accepted only through the online mode via the DDA website www.dda.gov.in. The allotment and handing over of possession of the flats will also be done online. Interested applicants can visit the website and log in using their PAN and other details to apply for the scheme.
