Taking cognisance of instances of non-functional and non-responsive mobile numbers provided by developers, the Uttar Pradesh Real Estate Regulatory Authority (UPRERA) has issued fresh directions to builders to ensure uninterrupted correspondence among promoters, the regulator and buyers.
Under the new directions, promoters will have to provide the name, designation, mobile number, e-mail ID, office address and residential address of the person authorised for correspondence, the authority noted. The promoters must ensure an arrangement to receive calls and provide appropriate answers to callers.
The authority came to know that mobile numbers provided by some promoters at the time of project registration are either non-functional or switched off. In some cases, it was found that either no one picks up calls made to the mobile number provided or an unsuitable response is provided.
“The promoter must ensure an arrangement to receive calls and provide appropriate answers to the callers whose contact number has been provided by the promoter for correspondence. If a helpline number has been provided in any project, then the promoter should ensure that the number remains active and arrangements are being made to provide proper response to the buyers without any delay,” the authority said.
Apart from this, the real estate regulator directed developers to provide the contact details of the person authorised by the promoter for correspondence with the authority.
It said correspondence by the representative authorised by the promoter organisation will be valid and no other person will be considered for communication. The authority provided a form on its website www.up-rera.in to provide the required information on the dashboard of the promoters.
