Roseate Hotels and Resorts, a luxury hospitality brand under India-based Bird Group, is setting its sights on Europe, with plans to acquire boutique properties in France and Italy. The move comes close on the heels of its recent acquisition of Beechfield House, Wiltshire, in the UK.
The company also plans to open new properties in metros like Mumbai and Bengaluru, and in Goa, Ayodhya, Dehradun and Varanasi.
The brand has a significant presence in the UK, where it operates five heritage hotels. Internationally, Roseate is also considering a corporate hotel near Dubai’s new international airport, 60–70 km from the current one. It is expected to open around 2027.
“We are open to locations, especially in France and Italy, where we are looking at small boutique properties with 30-50 keys. We want to test waters carefully to maintain our brand’s quality and experience,” Roseate Hotels and Resorts CEO Kush Kapoor told Moneycontrol in an interview.
In India, Roseate operates two properties in Delhi and a boutique property in Rishikesh with 17 private villas.
Kapoor said that the brand is set to expand in Rishikesh, with 31 additional villas on an adjacent hill, with construction starting post-monsoon and a 1.5-year timeline. Additionally, construction on a high-end luxury resort with 60 villas in south Goa is slated to begin by the year-end. It is expected to be completed in three years.
Noida Airport Hotel
A flagship project is the upcoming Noida hotel near Noida International Airport in Jewar, set to open in May 2026, which Kapoor describes as the “smartest hotel in the world”, in terms of technology.
This hotel will be located on a 2.6-acre land parcel with 246 rooms and will feature a 10,000 sq. ft. banquet hall.
It will integrate advanced technology, allowing guests to control rooms, order dining, and check in and check out via mobile phones.
“Automated notifications from the CEO for delayed food orders and 24/7 live kitchen streaming will enhance transparency and guest experience. Eighty percent of rooms at the Noida airport hotel will have views of the Jewar airport runway,” Kapoor said.
Branded residences in tourist hotspots
Roseate is also planning to venture into branded residences in tourism hubs like Dehradun, Ayodhya and Goa, managed by the brand with amenities like spas, clubhouses, and concierge services, Kapoor said.
“These residences, starting at 3,000 sq ft, with ticket prices of Rs 10 crore and above, target buyers seeking second or third homes for investment and luxury living,” he said.
The CEO said that Roseate is exploring heritage properties in India, particularly havelis, forts, and palaces in Rajasthan and Uttar Pradesh, where over 2,000 such properties are available for bidding.
Kapoor said that India’s hospitality sector is booming, driven by a large population, tourism, and 1 crore annual weddings.
The brand is also targeting pilgrimage destinations like Varanasi, Ayodhya, Ujjain, Gwalior, and metro cities like Mumbai (near Navi Mumbai’s new airport) and Bengaluru, aiming for 2–3 hotels annually with unique designs and themes, he said.
Focus on co-working, food and wellness
Roseate is also expanding its culinary footprint with Roasted by Roseate Cafe in Vasant Kunj, a popular 40-seater with co-working space. New ventures include Mithai by Roseate in Aerocity, opening in January 2026, focusing on experiential sweet preparation, and three cafes in Vasant Kunj, Gurgaon, and Delhi by February 2026, each with distinct concepts.
Kapoor said that sustainability is a core focus.
