The new luxury home code: Wellness, space and privacy

Data from JLL shows that demand for homes sized 3,000 sq ft and above rose by nearly 25% YoY across Delhi-NCR in 2025. Experts said that buyers are favouring projects with lower population density, independent floors, and villa-style residences that offer both exclusivity and community living.

India’s luxury housing market is undergoing a structural shift, with wellness, space, and privacy emerging as the cornerstones of premium living.

In the National Capital Region (NCR), affluent buyers are moving beyond brand labels and marble finishes, focusing on homes that support holistic, health-driven lifestyles.

According to data from property consultant ANAROCK, sales in the luxury housing segment surged by over 40 percent year on year (YoY) in the first nine months of 2025, with NCR contributing the largest share. In addition, data from CBRE India shows that large-format residences and low-density gated developments have seen the sharpest increase in demand, reflecting a post-COVID appetite for space and exclusivity.

Wellness and sustainability lead design priorities

Market observers said that the definition of luxury has shifted from visual grandeur to physical and emotional comfort.

“Luxury is no longer defined by price tags or imported materials. Buyers want homes that breathe — with natural light, ventilation, open layouts, and wellness amenities. We are designing environments that enhance everyday well-being, not just to showcase opulence,” said BK Malagi, Vice Chairman, Experion Developers Private Ltd.

He added that wellness-led design is now central to project planning, with features such as air-quality management systems, meditation decks, and sustainable materials integrated from the start.

“The focus is on liveability and balance between technology, privacy, and nature,” he said.

Space and privacy drive premium demand

Industry data from property consultant JLL shows that demand for homes sized 3,000 sq ft and above rose by nearly 25 percent YoY across Delhi-NCR in 2025. Buyers are favouring projects with lower population density, independent floors, and villa-style residences that offer both exclusivity and community living.

Amit Modi, Director, County Group, said that space has become the new currency of luxury. “Homeowners want fewer neighbours, wide layouts, and green buffers that offer privacy and peace. The emphasis today is on homes that allow people to disconnect, recharge, and live comfortably,” he said.

He added that many buyers are willing to pay a premium for a design that prioritises personal space and thoughtful zoning over sheer size or brand prestige.

Luxury share in new launches continue to grow

ANAROCK’S data shows that luxury homes priced above Rs 4 crore now account for nearly 25 percent of new launches in NCR, compared to 12 percent before the pandemic. Key luxury corridors such as Golf Course Extension Road, Dwarka Expressway, and Noida’s Sector 150 have recorded annual price appreciation between 18 percent and 22 percent.

Market analysts said that developers are responding to this structural demand with new wellness-led formats — including co-working lounges, spa-inspired fitness zones, and concierge-driven community clubs — designed to deliver a sense of exclusivity.

Modi further added that the trend reflects a generational shift as homebuyers are investing in experiences and lifestyle outcomes, not just real estate assets.

“Wellness, sustainability, and mindful design are no longer optional — they are becoming the new definition of luxury itself,” he said.

Sustainability on the rise

Market observers said that sustainability and eco-friendly practices have also become defining elements of new luxury housing projects. Developers are adopting green building technologies, solar power integration, and eco-friendly landscaping to appeal to environmentally conscious buyers.

Gautam Kanodia, Founder, Kanodia Group and its real estate arm KREEVA, said that the luxury housing market is dynamic and constantly shifting as today’s luxury buyer is making conscious choices.

“Homebuyers are looking for homes that balance aesthetics with sustainability. Buyers now ask about wellness certification, indoor air quality, and sustainable materials — not just imported fittings or designer finishes,” he said.

He added that hybrid work models are also fuelling the demand for smart, sustainable luxury homes, with homeowners prioritising multifunctional spaces that integrate leisure, health, and productivity.
