MHADA lottery 2025 to offer 4,000 affordable homes in Thane, Kalyan, Dombivli and Virar

The Maharashtra Housing and Area Development Authority (MHADA) is gearing up to launch a major housing lottery, offering approximately 4,000 affordable homes across the Mumbai Metropolitan Region (MMR), including Thane, Kalyan, Dombivli and Virar, according to a FPJ report.

The much-anticipated draw, managed by MHADA’s Konkan Board, is expected to be announced by July or August 2025, providing a significant opportunity for aspiring homeowners in the extended MMR.

This year’s lottery will see the highest number of units available in Thane, Kalyan and the Konkan region, reflecting the growing demand for affordable housing on Mumbai’s outskirts. The initiative is part of MHADA’s ongoing push to make homeownership accessible to lower- and middle-income families who have long been priced out of Mumbai’s core property market.

As per the FPJ report, this lottery is part of MHADA’s broader strategy to address Maharashtra’s housing shortage. The authority has announced plans to construct 32,000 new homes across the state in the next two years, with a specific focus on creating a stock of 7,000 homes in Mumbai alone.

In its 2025–26 budget, MHADA has set an ambitious target of constructing 19,497 houses across Maharashtra, including 5,199 homes in Mumbai alone — a move expected to bring much-needed relief to thousands awaiting affordable housing through the agency, the Navbharat Times reported.

The budget outlines region-wise targets, with the highest allocation of 9,902 houses earmarked for the Konkan region, followed by 1,836 homes in Pune, 1,608 in Chhatrapati Sambhajinagar, 692 in Nagpur, 169 in Amravati and 91 in Nashik.

As per Navbharat Times, to support this large-scale housing initiative, MHADA has made significant financial provisions: Rs 5,749.49 crore for Mumbai, Rs 1,408.85 crore for Konkan, Rs 1,009 crore for Nagpur, Rs 585 crore for Pune, Rs 231 crore for Chhatrapati Sambhajinagar, Rs 86 crore for Nashik and Rs 65.96 crore for Amravati.
