The Haryana Shahari Vikas Pradhikaran (HSVP), the state’s urban planning agency, will develop 11 residential sectors in Gurugram and it will soon start the process of land aggregation, sources aware of the matter told Moneycontrol.
Senior officials said that HSVP has identified over 1,800 acres of land that can be utilised for developing the residential sectors in different parts of the city. They said that the move was envisaged following the high residential demand across the district.
Other than the city limits, the residential sectors are likely to come up in areas like Sohna, Farrukhnagar and Pataudi, officials aware of the matter said.
According to a state government spokesperson, Haryana Chief Minister Manohar Lal Khattar has approved the development of these residential sectors in Gurugram and directed the HSVP to develop more sectors across the state and speed up the purchase of 5,000 acres of land across Haryana to facilitate the move.

“Riding on the back of rapid urbanisation, the residential demand has been increasing for last couple of years. Witnessing the high demand for homes, the government has decided to develop residential sectors across the state, of which, 11 would be coming up in Gurugram soon,” an official of the Haryana government, who wished not to be named, told Moneycontrol.
HSVP officials said that nearly 326 acres of land have been identified in Gurugram sectors 36A and 37, while 150 acres have been identified in Gurugram sectors 68-70. Similarly, 463 acres have been shortlisted in Sohna sectors 32 and 34; 643 acres in Pataudi sectors 2, 3 and 4 and 263 acres in sector 3 in Farrukhnagar.
A senior official of the HSVP said that the urban planning body has also sent a proposal to the administrator Gurugram regarding procurement of land for the creation of new residential sectors.
“Instead of buying land directly from landowners, the government has decided to procure land through land pooling scheme e-bhoomi portal or land partnership for the development of 11 new residential sectors in the city. We will soon start the work towards aggregating land to develop these residential sectors,” a senior HSVP official said.
Under the land pooling policy, any land owner can submit their application expressing interest in offering land for any government project. Farmers or land owners can come forward to offer their land in return for saleable transfer of development rights (TDR) rights.

Similarly, under the e-bhoomi portal, any land owner can offer land parcel independently or through any listed aggregator to the state government for purchase. The land owner will have to specify price on which he is willing to sell the land to the government. The concerned authorities will take the call on land purchase depending on the rates quoted by the owner.
