Brookfield India Real Estate Trust (BIRET), one of India's four real estate investment trusts (REITs) has achieved a 11% on-year growth in its adjusted net operating income, at Rs 503.7 crore for the December quarter, the company said. During Q3FY24 the adjusted net operating income of the trust was Rs 453.4 crore.
When computed on quarter-on-quarter basis the growth, BIRET registered a 4% growth in its net operating income.
The trust's operating lease rentals grew by 13% YoY to Rs 442.6 crore in Q3FY25. The trust also declared distribution of Rs 2,97.79 crore or Rs 4.90 per unit for Q3FY25, the company said on January 30.
The REIT said that the adjusted net operating income grew by 40% YoY during the April-December 2024 period, to Rs 1,464.3 crore from Rs 1,045.4 crore a year ago.
Brookfield India REIT successfully raised Rs 3500 crore through a QIP. Strong participation was seen from marquee foreign and domestic institutional investors like the International Finance Corporation (part of the World Bank group), Life Insurance Corporation of India, SBI Mutual Fund and ICICI Prudential Mutual Fund, the company said.
The REIT said that it achieved 1.1 million square feet (msf) of gross leasing with an average re-leasing spread of 14%. Committed occupancy increased to 87%, improving by 7.7% over last 12 months.
Brookfield India Real Estate Trust applied for several areas within its SEZ portfolio to be de-notified as non-processing area and have received permission for 0.7 msf in Q3FY25.
BIRET also completed the acquisition of a 50% stake in a 3.3 msf commercial portfolio in Delhi-NCR from Bharti Enterprises for Rs 1,228 crore. It issued 40.93 million units to Bharti Enterprises at Rs 300 per unit (18.5% premium to floor price), the firm said.
Brookfield India REIT manages Grade A assets across Delhi, Mumbai, Gurugram, Noida, and Kolkata.
The Brookfield India REIT portfolio consists of 28.9 msf of total leasable area, comprising 24.3 msf of operating area, 0.6 msf of area under construction and 4 msf of future development potential.
