Premium Housing Scheme 2025: DDA to e-auction flats in Vasant Kunj, Dwarka, Rohini in August

Under this scheme, flats classified under the High Income Group (HIG), Middle Income Group (MIG), and Low Income Group (LIG) will be auctioned online. These residential units are located in established localities like Vasant Kunj, Dwarka, Pitampura, Rohini, Jasola, and Ashoka Pahari in Delhi.

The Delhi Development Authority (DDA) is set to roll out the Premium Housing Scheme 2025 in August 2025. The scheme was approved in its meeting chaired by Lieutenant Governor VK Saxena on Friday last week.

The authority will offer about 250 residential flats as well as car or scooter garages on an e-auction basis. The flats and garages, located across some of the most sought-after localities of Delhi, are likely to be booked from next month, TOI reported.

Under this scheme, flats classified under the High Income Group (HIG), Middle Income Group (MIG), and Low Income Group (LIG) will be auctioned online. These residential units are located in established localities like Vasant Kunj, Dwarka, Pitampura, Rohini, Jasola, and Ashoka Pahari. Along with the flats, 67 designated garages for cars and scooters will also be up for bidding, the report said.

The scheme includes 39 HIG flats in Vasant Kunj, Jasola (Pocket 9B) and Dwarka (Sector 19B); 48 MIG flats in Jahangirpuri, Nand Nagri, Dwarka and Pitampura; and 22 LIG flats in Rohini. Additionally, 66 flats under EHS category located in Pocket 9, Nasirpur Dwarka, and two SFS category-II flats in Sector 18, Rohini, and Shalimar Bagh will be offered.

The price of the flats will vary across categories. For example, HIG flats have a reserved price ranging from Rs 1.6 crore to Rs 2.5 crore. MIG flats are priced between Rs 60 lakh and Rs 1.5 crore. LIG flats come with reserved prices ranging from Rs 39 lakh to Rs 54 lakh. The SFS category-II flats are expected to be priced between Rs 90 lakh and over Rs 1 crore while EHS flats will be priced at Rs 38.7 lakh.

The car and scooter garages have reserved prices between over Rs 3.1 lakh and Rs 43 lakh, depending on the type and location. The final prices may go up and will be decided on the basis of e-auctioning bids.

Amalgamation charges reduced

The DDA has also decided to reduce the amalgamation charges for commercial properties from 10 per cent of the circle rate to 1 per cent. The authority also reduced the multiplication factor for auction of commercial properties from the present rate of twice the circle rate to 1.5 times the circle rate.

“This will incentivise real estate developers to develop commercial areas to scale and promote investment and employment in the city. This was one of the key reasons for commercial developments migrating to neighbouring cities in the National Capital Region such as Noida and Gurugram, where the admissible amalgamation charges were far lower compared to Delhi,” Hindustan Times quoted a DDA spokesperson as saying.

Apna Ghar Awaas Yojana 2025

DDA is already working on ‘Apna Ghar Awaas Yojana 2025', wherein a total of 7,500 units have been offered at a 25 per cent discount on LIG flats and 15 per cent on EWS, MIG and HIG categories. The scheme was launched on May 27, and by June 28, the authority managed to sell over 850 flats, with 630 of the units sold in Narela alone, TOI reported.
