Registration for DDA’s housing scheme offering luxury penthouses to start from November 24

The Authority will charge a nominal registration fee for potential buyers to apply in the scheme. The DDA will soon issue a notification to this effect and also make available the link for application on its website.

The Delhi Development Authority (DDA) will open registration for its biggest ‘Festival Special Housing Scheme 2023’ that offers about 32,000 newly constructed flats, including luxury penthouses, from November 24.

According to DDA officials, the Authority will charge a nominal registration fee for potential buyers to apply in the scheme. Officials said that applicants will get nearly 20 days to physically inspect the flats they want to buy.

The DDA will soon issue a notification to this effect and also make available the link for application on its website. This is for the first time that the Authority would be offering more than 1,100 luxury flats, including penthouses, in Dwarka sector 19B, overlooking the Golf Course.

The DDA had approved the scheme at its board meeting on November 15. The flats being offered in the scheme are located in Dwarka sectors 19B and 14, Loknayakpuram and Narela.

“Potential buyers will be able to visit sample flats to view and check the apartment, amenities, floor size, location, views and connectivity to these areas. Separate staff will be deputed at these locations to guide them,” a DDA official said, requesting anonymity.

He said that the DDA will also issue online system-generated demand letters immediately after the payment of the booking amount is confirmed. He said people can apply for the scheme and buy a DDA flat even if they already own a house in Delhi.

The reserve prices of penthouses and SHIG (super high-income group) flats will start from Rs 5 crore and Rs 2.5 crore, respectively. The HIG (high-income group) apartments will be priced at about Rs 1.4 crore. The reserve prices of MIG (middle-income group) flats will start from around Rs 1 crore. The prices of EWS (economically weaker section) flats will start from Rs 11.5 lakh while LIG (low-income group) flats will be priced at Rs 23 lakh.

The official said that flats being offered under the luxury segment, which include SHIG and HIG categories, and the MIG located in Dwarka Sectors 19B, 14 and Loknayakpuram, will be allotted through e-auction. EWS and LIG units will be allotted through the ‘First Come First Served’ mode.

There are around 32,000 flats on offer. Besides, 316 MIG flats are being offered in Dwarka Sector 14 and 647 apartments in Loknayakpuram. As many as 728 flats for the EWS are being offered in Dwarka Sector 19B and 316 LIG, and 1,008 EWS flats in Dwarka Sector 14. As many as 224 EWS units and 28,000 flats under different categories will be put on sale in Loknayakpuram and Narela, respectively.

How to apply

The entire process -- from application to allotment and possession details -- will be done through the online mode at DDA website dda.gov.in/eservices.dda.org.in. After registrations are open, interested applicants will have to visit the official DDA website and log in using their PAN and other details.

In July 2023, the authority had launched a housing scheme, offering 5,623 flats. Prior to that, in 2021, it had offered 18,000 flats in different categories.
