Bangalore is one of those cities where you will have to dig deep into your pocket to purchase a property. If you are confined to a limited budget, homes along the peripheries and suburbs are ideal options for you. But now the demand for eco-friendly or green homes has pushed many developers to offer homes within a limited budget of INR 65 lakhs.
Compared to the city’s property price trends, the amount seems economical. Developers are now joining hands with overseas companies to create economical green homes. For example, a project in Nagarbhavi has practical and habitable eco-homes.
Using eco-friendly ways to construct buildings, developers are now able to erect four storey buildings using soil-stabilized bricks that are made from dug up soil while building the foundation. These projects are able to reduce the use of plastic and waste material by 70% thus luring several environmentally conscious home buyers.
Solar panels connected to the grid of KPTCL (Karnataka Power Transmission Corporation Limited) are able to generate up to 3 kW thus saving limited resources. Water treatment plant projects which are meant to recycle water are wooing several property seekers. Builders are pressing the global warming issue and are coming up with plants that help them recycle water for gardening and irrigation purposes.
Another USP of these projects are that they are uniquely self-sustainable. Good ventilation, strategically planted trees and shrubs help cool the property. Features like rain water harvesting systems and waste management plants have become part and parcel normal modernized homes. Many residential complexes across Bangalore city are now looking to receive certificates and ratings from regulatory bodies like IGBC (Indian Green Building Council) to differentiate the real eco-friendly project from the ones that are marketed as green homes.
While properties in Bangalore within the city limits are priced between INR 6,500 and INR 7,300 per square feet, eco-friendly homes by both local and national builders are likely to cost anywhere between INR 3,750 and INR 5,200 per square feet.
So if you are planning on making a realty investment soon, ensure you invest in an eco-friendly home. It will not only be light on your pocket, it will also help you do your bit to save the earth!
