Godrej Properties enters Panipat with 43-acre plotted development, eyes Rs 1,250 crore revenue

    Mumbai-based real estate developer Godrej Properties has entered Panipat in Haryana as it acquired 43 acres of land for a plotted development that will have a revenue potential in excess of Rs 1,250 crore.

    The company in a statement on June 30 said that its Panipat project will be fourth residential plotted township in North India.

    The land parcel, measuring approximately 43 acres, is located at Sector 40 in Panipat. This project will contain approximately 1.02 million square feet of plotted residential development, offering different plot sizes along with other lifestyle amenities. The site is strategically located with access from the Delhi-Chandigarh national highway, the company said.

    Gaurav Pandey, MD & CEO, Godrej Properties, said, “We are pleased to announce our entry into Panipat. The project fits well with our strategy of expanding into new markets for plotted development. Haryana has been a key market for us, and we look forward to develop a quality plotted township in Panipat, that creates long-term value for its residents.”

    According to market observers, homebuyers are increasingly favouring Tier-II cities like Panipat, Panchkula, Meerut, Karnal, Mysuru, Lucknow, Jaipur and Nagpur among others. This shift is largely due to significant infrastructure improvements and more affordable housing options available in these smaller urban centers.

    Experts said that the resulting surge in demand has also prompted many Tier-I developers such as Godrej Properties, M3M, DLF to launch projects in these cities, with some even venturing into the luxury segment.

    Godrej Properties' March 2025 quarter booking value had increased 7 percent to Rs 10,163 crore from year-ago period, the first time the company pre-sold homes worth more than Rs 10,000 crore in a quarter.

    During the year, the National Capital Region (NCR) had contributed most by way of booking value at Rs 10,500 crore, followed by the Mumbai metropolitan region at Rs 8,000 crore and Bengaluru at around Rs 5,000 crore.
