Who wouldn’t want to live in a spacious and magnificent villa where all the kids will have enough space to play? Not to forget the perfect lawn and a pool in the backyard. While having all these amenities might push you off your budget, there are localities in Hyderabad today that are offering such individual homes and villas within the budget of INR 50 lakhs! Well you might ask about the catch. Well Hyderabad’s realty sector is just heading towards revival and hence the low pricing.
Chanda Nagar
Chanda Nagar is a locality in Hyderabad that offers premium villas at affordable prices. Boasting of having great connectivity to well-known localities like Kukatpally, Gachibowli, Miyapur and Hi-Tech City, the area offers homes which measure over 1,200 square feet in size within a budget of INR 40 lakhs.
Developers are coming up with several gated communities where luxury 2 BHK villas are estimated to cost anywhere between INR 2,470 and INR 4,210 per square feet.
Beeramguda
The area has the highest number of premium houses in the city. Located on the Hyderabad and Mumbai Highway, the area is a hotspot for many housing options. Properties in Hyderabad especially in Beeramguda are cited to spread anywhere between 700 square feet and 1,500 square feet. They are cited to cost an average of INR 35 lakhs. The current going rate for residential homes here falls between INR 2,540 and INR 3,700 per square feet.
Unlike Chanda Nagar where working professionals drive the market, the realty demand here is driven by families and retired personnel due to its growing social infrastructure.
Dammaiguda
Situated in Secunderabad, the neighbourhood is an ideal realty destination for all those potential home buyers who are on the lookout for generous living spaces at modest prices.
Developed by the ITIR (Information Technology Investment Region), the area offers 1,200 to 1,600 square feet homes at an average price of INR 2,470 per square feet. The existence of several educational institutions and hospitals makes this vicinity a hot favourite amongst end users. Its high ROI is another factor that is luring home buyers here. In a span of five years, capital values of residential homes here have appreciated by over 30% thus making the neighbourhood an ideal investment destination.
