Gunjur, once a sleepy stretch on the city’s eastern outskirts, has emerged as one of Bengaluru’s most active housing markets. Residential property values have climbed from Rs 4,800 per square feet in 2020 to Rs 11,850 in 2024, a 146 percent jump, data from PropEquity, a real estate analytics firm, shows.
As many as 9,031 units have been launched in Gunjur since early 2022, and 7,635 homes already sold by the second quarter of 2025, data shows.
The momentum in the Gunjur micro-market is propelled by its position near Bengaluru’s IT hotspots — Whitefield, Brookfield, Sarjapur Road, and Outer Ring Road — along with large-scale infrastructure upgrades, experts said.
Data shows that the micro market has been drawing IT and start-up professionals in large numbers, pushing up sales by 10 percent in 2024 to 2,828 units. In the first six months of 2025, 1,100 homes were sold, data shows.
“From great connectivity to all parts of the city to the presence of social infrastructure like schools, colleges, hospitals and entertainment hubs, Gunjur enjoys the advantage of not just nature-inspired living for its open and green spaces but also future growth potential,” said Umesh Gowda HA, chairman and founder of Sanjeevini Group.
Bengaluru clocked 21.7 million sq ft of leasing in 2024 — 39 percent higher than the previous year—fuelling housing demand in peripheral neighbourhoods such as Gunjur. That growth has drawn not just end-users but also long-term investors eyeing capital appreciation and rental returns, experts said.
Market observers said infrastructure projects have reinforced Gunjur’s rise. Arterial links such as Peripheral Ring Road (PRR), Gunjur Palya Road and Varthur-Sarjapur Road have connected the locality more tightly with the city’s transit grid.
Gowda said the upcoming Bengaluru Business Corridor, a six-lane expressway (previously known as the Peripheral Ring Road), is expected to reduce travel time to the Kempegowda International Airport and provide seamless access to northern and western parts of the city and IT corridors.
Fresh launches
In the first six months of 2025, developers rolled out 1,522 units in Gunjur, nearly two-thirds of the entire 2024 supply, market data shows. Between 2020 and 2024, launches touched 8,558 units, 150 percent higher than 2015–19.
Across Bengaluru, housing market continues to expand. In the second quarter, housing launches climbed 18 percent year-on-year to 19,464 units, though sales remained flat. Absorption also surged in Gunjur, with 7,745 units sold in the same period, a 103 percent rise over the previous cycle.
“The Rs 1 crore–Rs 2 crore segment of 3BHK homes remains the dominant product category, reflecting demand from people seeking quality living with long-term appreciation potential. Sanjeevini Group has received RERA approval for a luxury housing project in the area,” Gowda said.
