The rise and rise of Aspect Realty’s Mohit Kamboj

Originally a jeweller, the politically well-connected Kamboj's move into real estate has been pronounced, under the Aspect Realty brand, with 17 projects across Mumbai, largely through slum rehabilitation

Just over two decades after arriving in Mumbai, Mohit Kamboj has built a substantial presence in the city’s redevelopment landscape, assembling land parcels across some of its most competitive neighbourhoods.

Born in Amritsar and raised in Varanasi, Kamboj was an outsider to Mumbai when he moved to the city in the early 2000s. He began his career in the gems and jewellery trade, later expanding into bullion, before entering real estate — a sector characterised by high entry barriers and prolonged negotiation cycles, particularly in redevelopment projects.

In Mumbai’s development circles, Kamboj — who styles his public persona as Mohit Kamboj Bhartiya — tends to evoke differing assessments. Some industry participants describe him as an operator who scaled up by identifying stalled or fragmented projects and consolidating land.

Aspect Realty, which describes itself as the largest land aggregator in Mumbai, lists projects and a presence across micro-markets such as Goregaon, Worli and the Bandra–Santacruz belt. These areas typically involve complex redevelopment negotiations, often affected by litigation, fragmented ownership, and internal disputes among residents.

Kamboj’s work in the bullion ecosystem also gave him exposure beyond property, including leadership roles within industry bodies over multiple terms before he transitioned fully into real estate.

Speaking to Moneycontrol, Kamboj --- who is an active member and organizer of the BJP ---rejected suggestions that his business growth was driven by political proximity. Kamboj maintains that he was already wealthy before entering politics and that his business growth has followed statutory processes rather than being driven by political connections. He said projects undertaken by Aspect Realty have received required approvals and gone through due processes.

“Do you think I would be able to get these projects by circumventing rules, given the kind of political opponents that I have?” Kamboj said. “Tell me one anomaly that has happened in any of these cases.”

He said his decision to enter politics was not motivated by wealth creation. “When I first filed my nomination as an MLA candidate, my net worth was already more than ₹300 crore,” Kamboj said, adding that he was encouraged to enter politics by late BJP leader Gopinath Munde.

Kamboj contested the 2014 Dindoshi assembly election in Maharashtra as a BJP candidate but did not win.

In 2025, Aspect Global Ventures announced Kamboj’s appointment as group chief executive officer, formalising his oversight across the group’s expanding business interests. These now span bullion, real estate, sports, venture capital, hospitality, infrastructure, energy, entertainment, and social impact initiatives.

While the company's plans regarding its real estate ventures are significant, much of it remains under construction or in the pipeline. The group, which is privately held, does not disclose its financials, but insiders said that the firm continues to add projects with significant revenue generation avenues, such as its ultra-luxury Worli project, that has a topline potential of around Rs 3,850 crore.

The company remains coy on providing a total revenue potential guidance, noting that much of the free sale component in each of the 17 projects under the company's belt is yet to be determined. As for investments into the significant project pipeline, Aspect Realty said that with its aggregated land, it will look for large developers who can bring in the required capital, thus helping it grow while group revenues are at the nascent stage.

Aspect Realty has made the Bandra-Santacruz belt a crucial part of its business development strategy, largely in four-to-five decade old town planning schemes now in need for renewal amid soaring property prices. More recently, the firm has gone further into the western suburbs for new projects.

Land aggregation

In parts of Mumbai’s western suburbs, Aspect Realty’s expansion strategy has focused on direct land consolidation. In several redevelopment negotiations along Linking Road, the company has offered residents compensation above prevailing benchmarks, along with flexibility on temporary accommodation, helping accelerate consensus in deals that might otherwise have taken years to conclude.

As the firm’s footprint has expanded, larger and well-capitalised developers have increasingly partnered with Aspect Realty on complex redevelopment and mixed-use projects, particularly where scale and execution capability are critical.

Kamboj has also focused on slum rehabilitation projects, an area where developers often face prolonged delays linked to funding gaps and administrative hurdles. Aspect Realty has drawn attention for reviving the long-stalled Shivam slum rehabilitation project in Worli, which had remained stuck for nearly 17 years. After taking over the project, the company cleared outstanding dues and accelerated construction.

According to project timelines, more than 600 furnished homes are expected to be handed over to eligible residents by early 2026.

Running alongside the rehabilitation component is a separate high-end residential development, adjacent to the Shivam project, slated to be 57 storeys tall, and is being positioned as a premium project.

Aspect Realty has taken the amnesty route in most of its slum rehabilitation projects, like it did for the Shivam in Worli.

The amnesty scheme was formulated by the state government to expedite Mumbai's stuck slum rehabilitation projects, estimated to be well over 500. As part of the scheme, financial creditors to the projects could step in and complete the project as a co-promoter, along with another developer.

Aspect Group has also expanded its redevelopment pipeline through the distressed-asset route, including securing approval for a ₹155-crore acquisition of a project in Juhu Gully. Industry observers say the firm’s ability to take over delayed projects and move them into the execution phase has become a defining feature of its approach in Mumbai’s redevelopment market.

Beyond real estate, Kamboj said the group’s ambitions are not limited to property alone. “The aspirations of the group are not limited to real estate. We are actively expanding into manufacturing, infrastructure and some areas linked to the defence sector,” he said, adding that projects would be announced as they are finalised.

“I am a businessman first and a dedicated party worker,” Kamboj said. “I don’t mix the two and I keep them separate.”

People tracking Mumbai’s developer ecosystem say that as the business has scaled up, public communication around Kamboj and the group has increasingly focused on project execution and launches rather than political positioning.

With multiple redevelopment projects underway and new land parcels under negotiation, execution is expected to define the next phase of Mohit Kamboj’s expansion in Mumbai’s property market.
