Bollywood actor Sonu Sood has leased out a commercial unit located at Trade Centre BKC in Mumbai’s Bandra East area to HDFC Bank Limited for a starting monthly rent of Rs. 11.75 lakh.

The transaction was officially registered in February 2026, according to property registration documents accessed by Square Yards on the Inspector General of Registration (IGR) Maharashtra website.

The lease agreement spans a period of nine years. As per the registered documents, the monthly rent has been fixed at Rs. 11.75 lakh for the first three years, with a structured escalation clause built into the contract. The rent will increase by 15 percent at the end of every three-year block, ensuring steady growth in rental income over the full lease term. The deal also includes a security deposit of Rs. 70.50 lakh.

The commercial unit has a carpet area of 2,700 sq. ft. (approximately 250.83 sq. m.) and comes with three dedicated car parking spaces, making it well-suited for a large institutional tenant like a private sector bank. The property is located within Trade Centre BKC, a premium commercial development that benefits from its proximity to the Bandra Kurla Complex, one of India’s most important business districts.

Bandra East and the surrounding Bandra region are widely regarded as some of Mumbai’s most valuable real estate markets. The area offers a mix of high-end residential properties, legacy bungalows, and modern commercial spaces. Strong connectivity through the Western Express Highway, Bandra railway station, upcoming Metro corridors, and close access to the international airport further add to its appeal. The broader Bandra belt is also home to several prominent public figures and high-net-worth individuals from the film and business worlds.

Sonu Sood had acquired this commercial unit for Rs. 24.25 crore, with the purchase registered in October 2012. Based on the current lease terms and the original acquisition cost, the property is estimated to deliver an average annual rental yield of around 6.7 percent over the lease period, reflecting the long-term value of commercial assets in BKC.

Beyond real estate investments, Sonu Sood remains a well-known figure in Indian cinema and public life. With a career spanning Hindi, Telugu, Tamil, and Kannada films, he has built a reputation through a wide range of roles across genres. In recent years, he has also earned widespread respect for his humanitarian work, particularly during the COVID-19 pandemic, further cementing his standing as both an actor and a philanthropist.
