
South Indian film star Nayanthara and her husband Vigneshwar Sivakolundu have bought a very expensive duplex apartment in Chennai. According to property records, the couple purchased the luxury home for about Rs 31.5 crore. The apartment is located in the famous Poes Garden area, which is one of the most premium residential places in the city.
The new apartment is part of a project called Legacy in the Teynampet area of Chennai. Their duplex house is spread across the fourth and fifth floors of the building. Poes Garden is well known because many famous personalities have lived there. Superstar Rajinikanth also has a residence in this area. The late former Tamil Nadu Chief Minister J. Jayalalithaa also lived in Poes Garden for many years.
Reports say the apartment has a very large built-up area of about 14,369 square feet. The land share connected to the property is around 5,308 square feet. The cost works out to nearly Rs 21,946 per square foot based on the total price paid for the property.
The sale registration for this apartment took place on December 15, 2025. The seller of the property is Landmark Metro Projects Private Limited. Nayanthara owns the majority share of the property. She holds 90 per cent ownership while her husband, Vigneshwar Sivakolundu, owns the remaining 10 per cent.
The luxurious duplex also includes eight covered parking spaces in the building’s stilt parking area. This shows the scale and comfort of the property.

Nayanthara already owns several properties in different cities. Reports suggest she has houses in Hyderabad, Chennai and Kerala. Her family home in Kerala is believed to be one of the most beautiful properties in that region. She also owns two houses in Hyderabad’s popular Banjara Hills area. Each of those houses is said to be worth around Rs 15 crore.
Poes Garden has become one of the most sought-after residential areas in Chennai. Several celebrities and wealthy individuals prefer buying homes there. Property experts say the Chennai housing market has been growing steadily. Reports indicate that residential prices in the city increased by about 7 per cent in 2025.
