India’s luxury housing market is undergoing a transformation, with real estate developers increasingly roping in global architects, designers and hospitality specialists to create clubhouses and residential projects that mirror the look, feel and service ethos of boutique hotels.

From curated arrival lobbies and concierge-style services to spa-grade wellness zones and designer lounges, the emphasis is moving beyond square footage to experience-led living and global collaborations are emerging as the preferred route.

Across key markets such as Delhi-NCR, Mumbai, Bengaluru and Hyderabad, developers such as Hiranandani, CRC Group, Oberoi, Lodha, DLF, Sobha, Experion and Nimbus Realty are collaborating with internationally renowned design studios, including New York-based Rockwell Group and Killa Design, to elevate both architecture and social infrastructure within projects.

Market observers said that the clubhouse, which once used to be a functional add-on, has now emerged as the centrepiece of luxury developments, often designed to offer services like a five-star hotel.

Global design meets local execution

In Delhi-NCR, CRC Group has collaborated with Rockwell Group and Killa Design, known for designing Dubai’s popular Museum of the Future, for its premium residential offering “The Peridona” , which is coming up in Greater Noida.

“Today’s luxury buyer is extremely design-aware and well-travelled. They expect their homes and community spaces to offer the same sophistication and warmth they experience at boutique hotels globally. Collaborating with international design firms allows us to bring that sensibility to Indian residential projects, while still adapting it to local lifestyles,” CRC Group director-marketing and business management Salil Kumar said.

Clubhouses are now being planned as destination spaces, not just for recreation but for networking, wellness and everyday social engagement, often influencing buying decisions as much as the apartment itself, he claimed.

Experion Developers has collaborated with global firms such as SCDA Architects to design projects that prioritise smart spatial planning, wellness and subtle luxury over flashy opulence.

Experion Developers vice chairman BK Malagi said such partnerships are helping developers institutionalise global best practices in sustainability, design innovation, material selection, technology and resident-focused elements that are becoming central to the expectations of luxury homebuyers.

“At Experion, we are consciously bringing international architectural thinking to India in a way that remains firmly rooted in the country. In collaboration with DPA Architects and DSP Design, we are shaping project-specific designs for developments such as The Trillion and Experion Elements,” he said. The Trillion’s clubhouse designed by Greymatters serves as a strong social and spatial anchor for the project, he said.

Why are overseas collaborations mushrooming?

Industry experts point to several factors behind the growing trend of global partnerships in India’s luxury housing segment. With increased exposure to international living standards through travel, work and media, Indian luxury homebuyers now expect more from domestic developments, experts say.

Nimbus Realty CEO Sahil Agarwal said that design has now become a key differentiator. International collaborations help projects stand out and justify premium pricing.

He said that affluent buyers are no longer impressed by size alone, they are looking for quality of experience.

“Today’s homebuyers value thoughtful layouts, ambience, and usability over sheer scale, making hospitality-inspired design more relevant than ever. Clubhouses today need to function like boutique hotels, offering curated spaces for fitness, wellness, dining and social interaction. Drawing inspiration from global design and hospitality trends helps developers meet these evolving expectations,” he said.

Agarwal added that, for developers, global tie-ups not only enhance the living experience but also build brand credibility and aspirational appeal, strengthening long-term brand equity in an increasingly competitive space.
