Bollywood actor Hrithik Roshan and his father, veteran filmmaker Rakesh Roshan, have recently sold three residential properties in Mumbai’s prominent suburb, Andheri West. The total value of these transactions amounts to Rs. 6.75 crore, according to property registration documents reviewed by Square Yards on the Maharashtra government’s IGR website. All three sales were officially registered in May 2025.

Andheri West is one of Mumbai’s most sought-after localities, blending residential appeal with commercial vibrancy. Its strategic location—close to the Chhatrapati Shivaji Maharaj International Airport and business hubs such as Bandra Kurla Complex (BKC), SEEPZ, and Lower Parel—makes it highly desirable for professionals seeking proximity to work and well-connected infrastructure.

Details of the Transactions

Transaction 1:

Rakesh Roshan sold a spacious apartment located in Veejays Niwas CHS Limited, Andheri West. The property spans 95.26 sq. m. (approximately 1,025 sq. ft.) and includes two car parking spaces. This transaction was valued at Rs. 3.75 crore. The buyer paid a stamp duty of Rs. 18.75 lakh and registration charges of Rs. 30,000.

Transaction 2:

Another apartment in Raheja Classique, also in Andheri West, was sold by Rakesh Roshan for Rs. 2.20 crore. This unit covers a built-up area of 60.89 sq. m. (about 655 sq. ft.). The associated stamp duty came to Rs. 13.20 lakh, with the standard registration fee of Rs. 30,000.

Transaction 3:

Hrithik Roshan, one of India’s most successful actors, sold a smaller unit in Raheja Classique for Rs. 80 lakh. The apartment measures 22.30 sq. m. (approximately 240 sq. ft.), likely a studio or compact residential unit. This transaction involved a stamp duty of Rs. 4.80 lakh and registration charges of Rs. 30,000.

The Roshan Legacy in Bollywood

Rakesh Roshan, a well-established figure in Indian cinema, began his directorial journey with Khudgarz (1987). He achieved critical and commercial acclaim with films like Khoon Bhari Maang (1988), Karan Arjun (1995), and the Krrish series, which featured his son Hrithik in the lead role.

Hrithik Roshan made a stellar debut with Kaho Naa... Pyaar Hai (2000), instantly becoming a national heartthrob. Known for his versatility and dedication, Hrithik has starred in films like Jodhaa Akbar, Koi... Mil Gaya, Super 30, and the high-octane action hit War.

While the reason for the recent property sales remains undisclosed, the Roshans’ real estate moves reflect a strategic reshuffle within Mumbai’s dynamic housing market.
