Leading real estate developer Omaxe Group has bagged Rs 500 crore from funds managed by Howard Marks' Oaktree Capital as growth capital, to speed up residential and commercial projects in cities like Chandigarh, Lucknow, Ludhiana, Faridabad, and others, a company filing said on July 28.
"The funding will strengthen the company’s core and accelerate delivery timelines for residential, commercial, and public-private partnership (PPP) developments, including its infrastructure, commercial, and residential projects," Omaxe said, adding that the partnership will enable the company to enhance presence in more growth cities.
The growth capital will support Omaxe’s ongoing projects in New Chandigarh, Lucknow, Ludhiana, and Faridabad, along with flagship developments like Omaxe State in Dwarka, an upcoming integrated township in Amritsar, and a new township project in Indore, among others, said the company.
Oaktree Capital is a global investment manager, co-founded and co-chaired by Howard Marks, and specializes in alternative investments with over $203 billion in AUM as on March 2025, having presence in 25 cities across the globe. Oaktree has 8 percent assets in real estate, and 17 percent of its AUM is in the Asia Pacific region.
Brookfield Asset Management has a majority interest in Oaktree.
The realtor said Oaktree's bet on its business reflects the company's delivery record and vision. "This Fund infusion enables us to move faster on construction, reduce Market Dependence, and strategically invest in new opportunities that align with our core markets," Omaxe added.
Omaxe said in the last few years Omaxe has been repaying significant debt and delivering consistent sales growth, creating monetisable projects funnel. "With no immediate liability to repay, most of the funds would be used for faster execution and create additional headroom to explore expansion in select markets," said the real estate company. During last two fiscal, Omaxe has repaid Rs 1285 crore to lenders as principal payment, reducing overall net debt to Rs 300 crore. In FY25, the company sold real estate projects worth over Rs 3,000 crore in FY25.
