With an aim to cater to the growing demand for housing in the Noida-Ghaziabad region, the Uttar Pradesh government will soon build a new residential township “Harnandipuram” on the lines of the already established Indirapuram township. The Ghaziabad Development Authority (GDA) has approved a proposal in this regard in its recently conducted board meeting.
Experts said that the township measuring 541 hectares (over 1300 acres) will boost the real estate market in the region and will also prove to be a landmark step to harness the real estate potential of Ghaziabad.

The Proposal
The GDA in its board meeting, headed by divisional commissioner (Meerut), on Monday approved a proposal for developing a new residential township on 541 hectares at an estimated cost of about Rs 5,000 crore.
According to GDA officials, since the new township will be developed near Hindon river, which is locally called Harnandi, it will be named “Harnadnipuram”. The new township is also being referred as “Naya Ghaziabad” or New Ghaziabad.
Officials said that the Uttar Pradesh government will share 50 percent of the project cost while the remaining will be sourced by the Authority.
“After better connectivity of Meerut and other western UP towns with Delhi, the demand for new townships and housing has increased in the region. Now more people want to invest in residential real estate in areas nestled along the Delhi-Meerut RRTS (Regional Rapid Transit System) corridor. So to cater to this segment of homebuyers, the Authority has approved the proposal to set up a new township, which will be built on the lines of Indirapuram township,” a senior GDA official told Moneycontrol.
He said that “Harnandipuram” is expected to provide around 5,000 housing units and the move will also curb development of unauthorised colonies.
Officials said that schemes for small and big residential and commercial plots will be floated in the Harnandipuram township. Apart from housing and commercial activities, the Authority also intends to develop a health-care hub, and an IT hub here.
Since 2004, the GDA has not built any major township to keep pace with the growing demand for housing. It had last launched the Madhuban Bapudham housing scheme in 2004.
Location
The township will be developed on land bordering the national capital near the Delhi-Meerut Road. GDA officials said that the location of the new township is about 3 km inside from the Delhi Meerut Road as it is proposed to be developed towards the backend of Raj Nagar Extension.
The new township will come up near the Duhai interchange of the Eastern Peripheral Expressway and the nearest metro station on Delhi Metro’s Red Line would be the River Hindon station.

The proposed site can be reached through Raj Nagar Extension Ring Road, the Hindon elevated road, the road leading from the Duhai station of the RRTS network and also via the Northern Peripheral Expressway.
Where will the land come from?
According to GDA’s vice-chairperson Atul Vats, the land will be procured from eight villages for the development of the proposed township.
These villages include Champat Nagar, Bhneda Khurd, Nagla Firoz Mohanpur, Morta, Bhovapur, Mathurapur, Shamsher and Shahpur Morta.
To start the preparations, GDA will conduct physical inspections at the proposed site.
Officials said that the Authority is exploring two methods to procure land which include purchasing land directly from farmers at a mutually agreeable price while the second option is to get land through land acquisition or through land pooling, which are more time consuming processes, a senior GDA official said.

Pankaj Kumar Jain, Director, KW Group, said that the Harnandipuram township will prove to be a landmark project to harness the real estate potential of Ghaziabad as it is one of the most preferred destinations for property seekers looking for residences at affordable rates starkly lower in comparison to Noida and Gurugram.
“Offering competent rates and qualitative home options, Ghaziabad’s housing markets will witness an upswing in growth after the advent of the township. Indirapuram has reached a saturation point in terms of population density which necessitated the making of another township. Altogether, the creation of Harnandipuram township will further propel Ghaziabad’s position as a high-growth centre in housing, infrastructure, and real estate projects,” he said.
Vishal Raheja, Founder & MD, InvestoXpert, said that Ghaziabad has had strong growth potential in its different areas from residential to commercial activities, and the demand for quality habitation and infrastructure far outstrips supply.
“The introduction of Harnandipuram is not just a timely intervention but an answer to the problems of an increasing population and the creation of more housing demands. The planned infrastructure, like road connectivity, public utilities, and social amenities will enhance life quality and make the area more attractive to potential homebuyers,” he said.
Furthermore, the township is strategically located and is poised to become a blend of residential and commercial developments, thereby creating a congenial social ambience fostering local business, he added.
