Smartphone giant Apple has expanded its Bengaluru office footprint with a fresh lease of 1.21 lakh square feet at Embassy Zenith, taking its total rental commitment at the campus to about Rs 1,333 crore over a 10-year tenure, according to documents accessed by real estate data analytics firm Propstack.
The latest deal lifts Apple’s total occupied area at Embassy Zenith to around 3.89 lakh sqft, with a combined monthly rent of about Rs 9.16 crore, reinforcing Apple’s long-term expansion strategy in India’s largest office market and tech hub.
The fresh lease, signed with landlord MAC Charles (India) Limited, spans the ground to fourth floors of the building.
Under the agreement, the lease commenced on September 25, 2025, at a rental of Rs 235 per square feet per month, translating into a monthly outgo of about Rs 2.84 crore, documents showed.
The lease tenure is 10 years, with an annual escalation of 4.5 percent starting April 3, 2026, and a security deposit of Rs 14.24 crore, according to documents.
This deal comes months after Apple had leased 2.68 lakh sqft at the same property—covering the fifth to 13th floors—in April 2025 at the same rental rate of Rs 235 per sqft, paying around Rs 6.35 crore per month.
Over the full 10-year tenure, the total rental commitment for the entire space is estimated at around Rs 1,333 crore, underscoring the company’s long-term bet on India as a key growth and operations base.

Industry experts say the deal highlights sustained demand for Grade A office space in Bengaluru, particularly from global technology majors, even as leasing decisions remain selective and cost-conscious.
The transaction also reinforces Embassy Zenith’s positioning as a preferred campus for large, long term occupiers in the city’s commercial office market.
