The Yamuna Expressway Industrial Development Authority (YEIDA) has decided to acquire around 1,900-hectare additional land near Tappal in Aligarh, officials aware of the matter said.
They said that the additional land will be used for a number of industrial and manufacturing projects that have been planned by the Authority around the upcoming Noida International Airport.
Tappal, thanks to its proximity to the upcoming airport, is fast turning into a real estate hotspot for investment. According to officials, illegal projects, including housing and commercial, are flourishing on notified land for industrial development and are hindering the planned development around Noida airport.
Officials said that the move to acquire additional 1,861 hectares of land near Tappal will also discourage encroachment and mushrooming of illegal housing and commercial projects on the notified land.
The Yamuna Expressway Authority has notified around 2,597 hectares for planned development projects in Tappal. Out of this, YEIDA had acquired 736 hectares but it needs the rest as well to carry out the planned development, and also to protect the notified area from land mafias.
“There had been a number of instances of illegal projects and encroachments mushrooming on notified land in Tappal due to its proximity with the upcoming Jewar airport. Now, to secure the land, the Authority will acquire an additional 1,900 hectares and expedite the planned projects. Illegal construction of any sort will not be tolerated,” YEIDA chief executive Arun Vir Singh said.
The authority has been conducting drives to remove encroachment. The YEIDA has lately issued notices to over 300 encroachers in areas such as Tappal in Aligarh, Jewar and Jahangirpur in Gautam Budh Nagar, and Mathura.
Multimodal logistics park
Among planned developments, the YEIDA will develop a multimodal logistics park in Tappal on 950 hectares. The first phase of the project will be developed on 200 hectares. Out of this, 24 hectares will be reserved for residential use, 10 hectares for commercial use and 12 hectares will be kept aside for institutional purposes. The logistics park will also have auxiliary and support facilities such as gate complex, platform, siding area and a truck parking area.
The Authority plans to invest around Rs 990 crore in land acquisition and the development of basic facilities. It will hire a private concessionaire that will develop the park on Public Private Partnership concept and operate the facility for 45 years.
