In a sign of Dubai’s growing appeal for commercial grade-A office spaces among Indian and global investors, Danube Group has sold out its newly launched one-million sq. ft. premium commercial tower — SHAHRUKHZ by Danube — for over Rs 5,000 crore.

The 55-storey project, branded after Bollywood superstar Shah Rukh Khan, has become one of the fastest-selling commercial launches in recent years underscoring strong demand for high-yield office assets in the emirate.

The project, which was unveiled last month, saw sharp response from business owners, professionals, family offices and retail investors seeking stable rental returns, UAE residency-linked opportunities, and premium commercial addresses.

Analysts say the rush mirrors a wider shift among Indian and NRI buyers who are increasingly diversifying into Dubai’s commercial properties, attracted by higher yields than Indian metros, transparent regulations, and the ease of setting up businesses in the UAE.

Units in SHAHRUKHZ by Danube start at AED 2 million (Rs 4.92 crore), and the project comprises 488 offices slated for completion in 2029, the company said. It said that the biggest chunk of the buyers in the project is Indian diaspora, which is around 30 percent.

Developed at a total cost of around Rs 3,500 crore, the tower sits on the prestigious Sheikh Zayed Road and blends luxury architecture with celebrity branding — a combination that industry experts say is resonating strongly with upwardly mobile NRIs.

Danube founder Rizwan Sajan in an event in Dubai recently announced the project’s complete sell-out, with total bookings touching AED 2.1 billion (approximately Rs 5,000 crore).

Sajan said the project will be funded through internal accruals and customer advances, adding that the  demand for both residential and commercial properties in Dubai is likely to remain robust for years.

Sajan said that Shah Rukh Khan and Danube share a parallel journey - both starting modestly more than three decades ago, driven by the belief that passion and persistence can rewrite destinies.

“Shah Rukh transformed his dreams into a global legacy, a philosophy that resonates deeply with our growth at Danube. ‘SHAHRUKHZ by Danube’ brings together these two stories of determination and aspiration, standing as a global testament to vision, value, and the limitless power of dreaming without boundaries,” he said.

Founded in 1993, the Danube Group diversified into real estate development in 2014, building on its core building-materials business. Since then, it has launched 40 projects, 18 of which have been delivered, with the remainder in various stages of construction.
