Bengaluru Airport City Limited (BACL), a subsidiary of Bangalore International Airport Limited (BIAL), broke ground for its ambitious 2 million sq ft business park, aimed at establishing Bengaluru as a global hub for Global Capability Centres (GCCs).
This comes as part of the Karnataka government’s new GCC policy (2024-2029), which seeks to create 3.5 lakh jobs and contribute $50 billion to the economy.
“Located within the larger Kempegowda International Airport’s campus, Bengaluru Airport city is being developed as a world-class mixed-use destination, featuring business parks, an education & health district, R&D Hubs, and multiple entertainment and hospitality options. Airport Cty is set to serve as an international gateway for sustainable, smart and vibrant urban development” said a statement from BIAL on October 14.

The Business Park will be built over 17.7 acres and consist of four blocks, each 0.5 million sq. ft., nestled within an urban forest. “The biophilic design integrates lush gardens, landscaped balconies, and green spaces that enhance the overall well-being of the business community, promoting a balance between nature and productivity”, it said.
Rao Munukutla, Executive Director & CEO of BACL said, “Bengaluru has grown to become the GCC Capital of the world. The city has cemented its status as India’s premier hub for Global Capability Centres (GCCs), with 36% of India’s GCC workforce driving growth across IT, biotechnology, automotive, and aerospace. This 2 million sq ft Business Park at Bengaluru Airport City marks the commencement of our journey towards the creation of a thriving community with ample networking opportunities, and top-notch amenities with advanced infrastructure.”
“The timing of this project aligns perfectly with the state’s GCC policy, positioning Bengaluru as a focal point for international businesses. Airport City will host a network of business parks comprising 52% of the overall development, and this flagship Business Park is designed to boost collaboration and innovation”, it said.
The upcoming Airport West Metro station, located within walking distance from the Business Park, will enhance connectivity to Bengaluru's city centre, providing faster and eco-friendly travel for employees and visitors. Bengaluru Airport City is also shaping an Advanced Technology Hub, with operational 3D printing and a high-tech central kitchen, emphasizing its commitment to innovation.
“As a future entertainment and hospitality hub, plans include India’s first Concert Arena within an airport ecosystem and a Convention & Exhibition Centre. The hospitality sector is growing with 5,200 hotel rooms planned within Airport City, including the already operational Taj Bangalore and the under-construction 775 rooms Combo Hotel (Vivanta & Ginger)”, it said.
The entire campus operates as energy-neutral, powered by renewable resources, and has earned IGBC’s Green Cities Platinum certification. Extensive rainwater harvesting systems support the airport’s water needs, ensuring environmentally responsible development aligned with the UN’s Sustainable Development Goals.
Bengaluru Airport City will expand its education & health district, attracting leading international institutions and establishing a Life Sciences Park to elevate the state’s educational and healthcare infrastructure. Facilities like the BIAL Academy and Air India Academy will also train the next generation of aviation and hospitality professionals, it said.
Bengaluru airport is one of the fastest-growing airports worldwide, handling 37.5 million passengers last year. The Airport is projected to expand its capacity to 90 million by 2030, further cementing Bengaluru’s role as a vital hub for global businesses and advanced manufacturing, particularly in the aerospace sector, with industry giants like Airbus and Boeing benefiting from the city’s skilled workforce, it adds.
