Ashiana Housing buys 8.83 acres for senior living project in Maharashtra

The company plans to develop a senior living project with a saleable area of around 4.50 lakh square feet on the acquired parcel. It has also partnered with Epoch Elder Care for its Bhiwadi senior living project.

Ashiana Housing has acquired 8.83 acres of land at village Wavarle in Khalapur taluk of Raigad district, Maharashtra, for the development of a senior living residential project.

In a regulatory filing, the company said the land was acquired on an outright purchase basis from multiple sellers.

The company plans to develop a senior living project with a saleable area of around 4.50 lakh square feet on the acquired parcel, Ashiana Housing said. The project will add to the company’s portfolio of age-specific residential developments, which focus on housing solutions for senior citizens.

The filing did not disclose the transaction value or the project’s development timeline.

Ashiana Housing has been expanding its presence in the senior living segment, which has seen rising demand driven by changing family structures, increasing life expectancy and growing preference among older homebuyers for managed, community-based living environments.

The company said the proposed project in Raigad district would be developed in line with its existing senior living offerings, which typically include age-friendly design, healthcare support, security and community amenities.

Separately, the company also announced its partnership with Epoch Elder Care, an expert in assisted living and Dementia care. Under the partnership, Epoch Elder Care will assume full operational responsibility for Ashiana Care Homes in Bhiwadi, bringing its clinical protocols and person-centred care model to the facility.

Ankur Gupta, Joint Managing Director, Ashiana Housing Ltd, said that assisted living in India is evolving rapidly as the needs of seniors become more complex.

“At Ashiana Care Homes, we offer assisted living solutions designed to provide seniors with a secure and nurturing environment. Our partnership with Epoch Elder Care strengthens our ability to deliver professional, compassionate, and clinically driven care,” he said.

Neha Sinha, CEO & Co-founder, Epoch Elder Care, said that the partnership reflects company’s commitment to building care environments that combine clinical rigour with a warm, residential setting.

“By bringing Epoch’s operational expertise to Ashiana Care Homes, we aim to enable seniors in Bhiwadi to experience an improved quality of life with the assurance of professional, continuous care,” she said.
