Kartik Aaryan leases his Rs 17.5 crore Juhu apartment for Rs 4.5 Lakh a month

Bollywood actor Kartik Aaryan has rented out an apartment in Mumbai for Rs 4.5 lakh per month, according to property registration documents accessed through the proptech platform Square Yards. The lease and license agreement, registered on August 28, involved a stamp duty payment of Rs 42,500.

The 1,912-square-foot apartment is situated in the Siddhi Vinayak Building within the Presidency Co-operative Society in Juhu. Kartik Aaryan had purchased the property jointly with his mother, Mala Tiwari, for Rs 17.5 crore. The deal, which includes two parking spaces, incurred a stamp duty of Rs 1.05 crore and a registration fee of Rs 30,000. The property purchase was finalized on June 30, 2024, with the documents registered on June 30, 2023.

According to Square Yards, the rental yield on Aaryan's property is 3.1%. This figure represents the percentage of the property's total value that is earned annually through rental income.
Last year, Kartik Aaryan's mother, Mala Tiwari, rented a 3,681-square-foot apartment from actor Shahid Kapoor, at a monthly rent of Rs 7.5 lakh with a security deposit of Rs 45 lakh for a 36-month lease.

Mumbai's real estate market has long been a favored investment hub for Bollywood celebrities, particularly in the commercial sector, where high rental yields and capital appreciation make it attractive. The Juhu area, known for its picturesque beachfront and upscale residences, remains a prime location for celebrities and business elites. The area’s appeal is further enhanced by its proximity to luxury amenities.

Juhu continues to attract prominent figures, with renowned lyricist Javed Akhtar also purchasing a home in the neighborhood earlier this year.
