India’s co-working space has become a crucial enabler of the Global Capability Centre (GCC) boom, with top operators collectively catering to about 600 GCC clients, data intelligence platform UnearthInsight said on August 14.
This rapid expansion is adding 80,000-120,000 new GCC seats in India annually, creating an additional $170-254 million in revenue potential every year.
The GCC workspace market in India is currently pegged at $4.32 billion in 2025, with a serviceable obtainable market (SOM) - market that can be captured realistically - projected to grow from $110 million in 2025 to $1.2-1.7 billion by 2030. This market is expanding at a 12-13 percent compounded growth annually, driven by India’s cost advantage, talent pool and rapidly growing co-working infrastructure.
Well-known co-working spaces such as IndiQube, Awfis, Smartworks and WeWork India are reporting occupancy levels of 78-86 percent, with GCC clients accounting for a significant share. IndiQube, for instance, serves over 300 GCCs while Awfis works with more than 100.
Emerging and niche operators like Tablespace, Simpliwork Offices and Bhive Workspace are tapping into the opportunity with flexible pricing ranging from Rs 5,000-45,000 per month, catering to both startups and global enterprises.
The GCC space is witnessing a shift in location strategy, as workspaces move closer to where talent is, reversing the traditional model of talent relocating to corporate hubs, UnearthInsight said.
“India’s co-working ecosystem is evolving from flexible desks to strategic, tech-enabled enterprise hubs that power GCC growth. By offering hub-and-spoke models within the same city and across Tier-2/3 locations, co-working players give GCCs maximum flexibility to attract and retain top talent,” UnearthInsight added.
