DLF set to launch luxury project Privana North in Gurugram amid high interest from HNIs, NRIs

Industry insiders estimate that Privana North will offer over 1,100 ultra-luxury units, each priced upwards of Rs 9 crore, while penthouses are expected to fetch around Rs 25 crore each.

    Delhi-NCR based leading real estate developer DLF is set to launch its high-end luxury project 'Privana North' soon, with the company having received the much-awaited RERA approval for the project earlier this month, sources have told Moneycontrol.

    Industry insiders estimate the project will offer over 1,100 ultra-luxury units, each priced upwards of Rs 9 crore, while penthouses are expected to cost around Rs 25 crore each.

    DLF’s Privana North project will come up in sectors 76 and 77 in Gurugram, and will be located at the junction of Southern Peripheral Road (SPR), Dwarka Expressway and HN-48. Privana North will be DLF’s third foray in this micro-market, marking a strategic expansion from its strongholds along Golf Course Road and DLF Phase 1-5.

    Industry sources added that the DLF project is likely to receive a strong response, as seen by its predecessors - Privana South, Privana West, and DLF Arbour. Market observers said Privana North has already quietly been unveiled to a select circle of channel partners days ahead of an official public launch.

    “The project is already garnering serious attention from high-net-worth buyers and NRIs. The project is likely to be executed in phases and initially four towers have been unveiled to channel partners and two more are expected to be introduced soon. This latest offering has already been oversubscribed and is expected to be sold out in its pre-launch only,” one industry source said.

    In January 2024, DLF's luxury housing project, DLF Privana South, was sold out within 72 hours of its pre-launch. The project, spread across about 25 acres, saw a pre-launch sales of approximately Rs 7,200 crore. Similarly, in May 2024, the company had announced successful sellout of latest luxury residential project ‘DLF Privana West’ - valued at approximately Rs 5,590 crore - in just three days.

    Multiple other projects of the realty major have sold out in the past, including The Camellias, The Arbour and the most recent super-luxury project - The Dahlias.

    DLF has refused to comment on the development, the company, during a recent investors’ call in May 2025 had hinted at a pan-India expansion with a Mumbai project in the pipeline, followed by a super-luxury development in Goa.

    Market observers have said that Gurugram is becoming the hotbed of luxury and super-luxury residential projects with a number of Grade-A and listed developers foraying into the NCR micro-market. Developers like Godrej Properties, Oberoi Realty, Shapoorji Pallonji among others are doubling down on Gurugram, especially in high-value zones like Golf Course Road, SPR, and Dwarka Expressway.
