Madhu Chopra, mother of actress Priyanka Chopra, along with her son Siddharth Chopra, has recently leased out a property in Pune's posh Koregaon Park area.
As per property registration documents accessed by Square Yards on the official Inspector General of Registration (IGR) Maharashtra website (https://igrmaharashtra.gov.in), the deal was officially registered in February 2025, with the monthly rental fixed at Rs 2.25 lakh.
According to property registration documents reviewed by Square Yards on the IGR Maharashtra portal, Madhu Chopra and Siddharth Chopra have leased out a 4,800 sq. ft (approximately 445.9 sq. m) property in Pune’s Koregaon Park. The lease agreement, which was registered in February 2025, involved a stamp duty of Rs 39,000 and a registration fee of Rs 1,000. A security deposit of Rs 13.5 lakh has been agreed upon, along with a lock-in period of 36 months.
The lease outlines an annual rent escalation of 5%, starting with a monthly rent of Rs 2.25 lakh in the first year and increasing to Rs 2.73 lakh by the fifth year. Over the full five-year term, the total rental earnings from the property are projected to reach approximately Rs 1.49 crore.
Based on Square Yards' review of IGR documentation, the Chopras had originally purchased the property back in August 2017 for Rs 5.6 crore. With this context, the rental yield in the first year stands at 4.8%, and by the fifth year, it is estimated to rise to 5.86%, making it a reasonably profitable long-term investment.
Koregaon Park is among the most prestigious and in-demand neighborhoods in Pune. Renowned for its verdant surroundings, upscale residences, and vibrant café scene, the area effortlessly blends old-world charm with modern living.

According to insights from Square Yards' Data Intelligence, Koregaon Park witnessed 136 residential property transactions between December 2023 and December 2024, generating a total transaction value of Rs 125 crore. As of December 2024, the average property price in this premium Pune neighbourhood stood at Rs 17,250 per sq. ft.
