A historic bungalow in the heart of Lutyens’ Delhi, once the first official residence of India’s founding Prime Minister Jawaharlal Nehru, has been sold in a monumental property deal worth approximately Rs 1,100 crore.

The property, located at 17 York Road, now known as Motilal Nehru Marg, is one of the capital's most significant addresses. According to an FPJ report, the transaction was finalised after the initial asking price of Rs 1,400 crore was negotiated downwards.

The current owners of the heritage bungalow are Rajkumari Kakkar and Beena Rani, who are reported to be members of a Rajasthani royal family. The estate spans a vast 14,973 square metres (approximately 3.7 acres) and boasts a built-up area of 24,000 square feet.

The identity of the buyer remains confidential, though FPJ cited sources indicating it is a prominent Indian industrialist from the beverage sector. The acquisition is in its final stages, with a top law firm conducting due diligence on the property's legal title.

In a procedural step, the legal representatives issued a public notice on behalf of their client. The notice invited any parties with a claim to the property to come forward within seven days, failing which it would be assumed that no other claims exist.

The bungalow’s significance is derived from its profound historical legacy as Nehru’s first official home and its coveted position within the Lutyens’ Bungalow Zone (LBZ). This 28-square-kilometre area, designed by British architect Edwin Lutyens in the early 20th century, is the capital's most exclusive and expensive precinct.

While the majority of the roughly 3,000 bungalows in the LBZ are government-allotted residences for ministers and judges, an estimated 600 are held in private hands, often by the nation’s wealthiest dynasties. The combination of its VIP location, immense plot size and unparalleled historical value places this property in a league that is accessible only to a select few billionaires.
