Ability to pay rent: The primary requirement for a right tenant is his/her ability to pay rent. You can ask for him for proof such as a company identity card or letter from employer to gauge his ability to pay rent. Security deposit: It is standard practice to ask for a security deposit from a potential tenant. The norm is to ask for anywhere between one to four month’s rent as deposit. This is to ensure that you have a backup if the tenant does not pay the rent. Stability: You should enquire about the tenant’s personal history. If he has moved around very often or is unemployed for long periods of time, then this potential tenant should not be in the running. Screening: Ask for a reference from a previous landlord. When you speak to the previous landlord, you should ask for any problems that he/she might have faced with the prospective tenant. Type of tenant: Most landlords prefer families as they represent stability. Some others prefer working bachelors, citing that they do not ask for too many repairs. The same can be said of working ladies. This is a personal choice of the landlord. Sometimes the apartment society has rules regarding the type of tenant that a flat can be rented out to. Number of tenants: The initial conversation and negotiation is with only one representative and therefore you must ask upfront how many people will be staying in your property, and should specify how many tenants you want there. Food habits: If you have any reservations regarding the food habits of your tenants, then you must state this upfront in order to avoid misunderstandings later. Pets: If you have any particular preferences about keeping a pet in the house you are renting out you should mention this to the prospective tenant during the initial negotiations.
