Mumbai’s century-old BDD Chawls in Worli witnessed a landmark transformation today as the first phase of redeveloped homes was officially handed over to residents.
TCC Construction Pvt Ltd, a joint venture between Capacit’e Infraprojects and Tata Projects, delivered 556 modern flats under Phase 1 of the Maharashtra Housing and Area Development Authority (MHADA)-led project. The ceremonial event was attended by Maharashtra Chief Minister Devendra Fadnavis, Deputy Chief Ministers Eknath Shinde and Ajit Pawar, MHADA officials, and leadership from Tata Projects and Capacit’e Infraprojects.
From ageing chawls to 40-storey towers
Once characterised by dilapidated structures built over a hundred years ago, the Worli BDD Chawl site is being redeveloped into 33 high-rise towers, each with 40 floors.
The towers will house 2BHK apartments with a 500 sq. ft. carpet area, offering residents modern amenities while retaining the community fabric that has defined the chawls for generations.
CM Fadnavis: ‘Restoring dignity, not just building homes’
Speaking at the ceremony, Chief Minister Devendra Fadnavis said the redevelopment was about more than just construction.
“The redevelopment of BDD Chawls is not just about constructing new buildings, it is about restoring dignity, comfort, and security to thousands of Mumbaikars who have waited for decades. Guided by Prime Minister Narendra Modi's vision of inclusive and transformative urban development, we have ensured 500 sq. ft. homes with world-class amenities, and awarded this project through a global tender to reputed firms like Tata Projects and Capacit'e Infraprojects. This is proof that with the right intent and execution, government-led redevelopment can be faster, transparent, and truly people-centric,” he said, as quoted bt ANI.
Engineering excellence meets social impact
Vinayak Pai, MD and CEO of Tata Projects Limited, said the project demanded innovation at every stage.
“The BDD Chawl redevelopment pushed us to redefine what's possible when engineering excellence aligns with social impact. Constructing 33 towers, each rising 40 storeys, while keeping families at the heart of this transformation, demanded innovation at every level. Our joint venture with Capacit'e has set new benchmarks in speed and quality of execution.”

The Worli BDD Chawl redevelopment is among the largest public housing transformations in India and is aligned with the vision of Viksit Bharat 2047. Officials say it will set a national benchmark for community-focused urban renewal, combining inclusive growth with modern infrastructure.
