Smartworks signs deal with Hiranandani Group for India's largest flexible office campus in Mumbai

According to market sources, Smartworks will pay the Hiranandani Group a starting lease rental of Rs 121.55 per square foot, with the lease running for five years after the delivery of the office campus, expected in the second half of 2026

Listed co-working and managed space operator Smartworks has announced that it has leased 8,15,000 square feet of space at the Eastbridge office development at Vikhroli (West) in Mumbai from its developers, the Niranjan Hiranandani-led Hiranandani Group, making it the largest flexible office campus in operation in India when it goes live in 2026.

According to market sources, Smartworks will pay the Hiranandani Group a starting lease rental of Rs 121.55 per square foot, with the lease running for five years after the delivery of the office campus, expected in the second half of 2026. It was not immediately clear if escalations to the lease rent have been built in to the agreement.

Smartworks added in a release that this is the largest lease to a flexible workspace operator anywhere in the world. The company leased 18 floors in the development, located on the Lal Bahadur Shastri Marg in north-eastern Mumbai.

“With this new centre set to become the largest managed campus globally, we continue to break our own records and set new benchmarks in the managed workspace segment...Our collaboration with the Niranjan Hiranandani Group, one of India’s most respected developers, reflects our shared vision of creating sustainable, people-centric campuses that empower enterprises and shape the future of work," said Neetish Sarda, managing director and founder of Smartworks.

Due to improving connectivity, including through two upcoming lines of the Mumbai Metro, the area has become a key hub for large offices. Other major office campuses in the area include the Embassy 247 development, owned by the Embassy Group-backed Embassy Office Parks REIT.

"Our partnership with Smartworks for Eastbridge reflects a shared belief in the future of large, peoplefirst campuses. Eastbridge is more than just a development; it symbolises how design, sustainability, and scale can come together to create truly global-standard workplaces," Niranjan Hiranandani said in the release.

Smartworks, one of a growing number of organised flex space players which have hit the public markets, has around 12 milion square feet of commercial space across 14 cities, including in Singapore. The company was listed in July 2025.
