German IT firm leases 7 lakh sqft office space for Rs 2.9 crore monthly rent in Gurugram

Nagarro had also made a security deposit of Rs 10 crore for the Gurgram office lease deal, the documents showed.

Nagarro Enterprise Services, a German IT services company, has leased 7.06 lakh square feet of office space for monthly rental of Rs 2.90 crore in Gurugram, documents accessed by real estate data analytics firm, Propstack.com showed.

According to documents, the building, where office space has been leased, is owned by Chimera Developer LLP and is located at sector 18, Udyog Vihar in Gurugram.

The tenure of the lease is 12 years. The agreement mentions 12 percent escalation in lease rent at the end of every three years. Nagarro had also made a security deposit of Rs 10 crore for the deal, the documents showed.

The IT firm had to pay Rs 2.49 crore as stamp duty for the real estate transaction. The deal was registered in April 2025 and the licence commencement date is January 1, 2025, the documents showed.

There was no immediate response from the licensor and the licensee on the above deal. The copy will be updated after receiving a response.

The city is rapidly emerging as a highly sought-after destination for office leasing, particularly attracting significant interest from major IT firms and multinational corporations looking to establish or expand their presence.

In December 2024, Smartworks, the IPO-bound managed workspace provider, had leased approximately 4.7 lakh square feet of office space in the DLF Commercial Building at DLF City-V in Gurugram for an annual rent of Rs 94 crore.

In June 2023, Indian cricketer Virat Kohli had leased out 18,430 square feet of office space in Gurugram for an annual rental of Rs 1.27 crore to a corporate firm Mynd Integrated Solutions.

In August 2023, DLF Building and Services Private Ltd has purchased 31,254 square feet of office space in Gurugram for Rs 81.04 crore. The office space is located at Two Horizon Center in sector 43 in Gurugram and the office building is said to be one of the costliest office parks in Gurugram.
