The four listed real estate investment trusts (REITs) that are part of the Indian REITs Association (IRA) have distributed Rs 1,553 crore in the quarter ending March 31, 2025, according to a statement from the IRA. This represents a 13 percent increase over the distributions in the corresponding quarter in FY24, when it distributed Rs 1,377 crore.
IRA, an industry advocacy group, has four listed REITs as members- Embassy Office Parks REIT, Mindspace Business Parks REIT, Brookfield India Real Estate Trust, and Nexus Select Trust. A fifth listed REIT- Property Share Investment Trust- Propshare Platina, is present in the small and medium REIT space.
For FY25, the four REITs distribution reached Rs 6,070 crore, higher by 13 percent over that of FY24, figures shared by the IRA showed. Total net operating income (NOI) of the four REITs for the year reached Rs 89,100 crore, higher by 16 percent year-on-year. IRA's chairman, Alok Aggarwal, said that the increase in distributions and net operating income reflects the "maturity" in REITs as a segment, with the first REIT being listed six years ago.
"The robust quarterly distributions and expanding investor base reflect the increasing maturity and investor confidence in India’s REIT ecosystem. A 13% year-on-year increase in distributions underscores the strength and stability of the sector, driven by high-quality assets and strong leasing activity, particularly from Global Capability Centres (GCCs) and strong domestic demand. We remain optimistic about the long-term prospects of Indian REITs amid evolving market dynamics," Aggarwal, who is also the chairman of Brookfield India Real Estate Trust, said.
