Smartphone giant Apple has leased nearly 2.7 lakh square feet of office space in Bengaluru for 10 years with a total outgo for the tenure at about Rs 1,010 crore which includes rent, parking and maintenance, documents accessed by Propstack have revealed.
The iPhone maker will occupy 5th to 13th floors of Embassy Zenith on Sankey Road, Vasanth Nagar in Bengaluru, paying a monthly rent of Rs 6.31 crore, which translates into Rs 235 per sq ft.
The company has placed a security deposit of Rs 31.57 crore, with an annual rent escalation of 4.5 percent. The lease commenced on April 3, 2025, and was registered in July. Apple has paid Rs 1.5 crore in stamp duty, the documents showed.
Industry executives said the decision is part of Apple’s broader expansion in India, where it is scaling up engineering teams as well as operations, and broadening the retail presence. In Bengaluru, Apple is preparing to launch its third India store, at Phoenix Mall of Asia in the north of the city, after setting up stores in Mumbai and Delhi. The company has leased about 8,000 sq ft space from Sparkle One Mall Developers for a 10-year deal with an annual rent of around Rs 2.09 crore. The lease was registered in November 2024, with rent payments beginning from August 2025.

Apple Operations India leads initiatives across engineering, hardware design, failure analysis, research, and testing, while supporting the wider Apple ecosystem, with Bengaluru emerging as a key R&D hub globally.
The company continues to recruit actively for roles such as RF System Integration Engineer, Software Development Engineer in Test, Machine Learning Engineer, and Engineering Program Manager.
Apple’s engineering base in the city is anchored by a state-of-the-art facility at Prestige Minsk Square, featuring dedicated laboratories, collaborative workspaces, and is designed to meet Leadership in Energy and Environmental Design (LEED) sustainability standards. Beyond infrastructure, Apple has invested in nurturing local talent through initiatives such as the App Accelerator, which provides specialized guidance to iOS developers. Its Bengaluru teams contribute across multiple Apple businesses, including software, hardware, services, IS&T, operations, and customer support.
