EQT completes acquisition of Niwas Housing Finance, commits Rs 500 crore for growth

Founded in 2017, Niwas provides affordable home loans to retail customers in tier 2 to tier 4 cities, having helped over 47,000 low-income homeowners and small businesses.

The acquisition positions Niwas to tap into India’s robust Rs30+ trillion housing finance market, backed by growing urbanization, rising middle-income households, and strong government support for affordable housing.

EQT, through its BPEA EQT Mid-Market Growth Partnership, has officially completed the acquisition of Niwas Housing Finance Limited (formerly Indostar Home Finance) from IndoStar Capital Finance Limited. As part of the transaction, EQT will invest Rs 500 crore to support Niwas’ expansion across India and strengthen its digital infrastructure.

Founded in 2017, Niwas provides affordable home loans to retail customers in tier 2 to tier 4 cities, having helped over 47,000 low-income homeowners and small businesses. With an asset under management (AUM) of over Rs 3,000 crore as of March 31, 2025, Niwas maintains a portfolio of granular, secured, retail loans.

The acquisition positions Niwas to tap into India’s robust Rs 30+ trillion housing finance market, backed by growing urbanization, rising middle-income households, and strong government support for affordable housing. EQT emphasized its strategic commitment to India's financial services sector, with Niwas now joining its portfolio alongside other investments like Credila in education finance.

K.R. Kamath, newly appointed Chairperson of Niwas, expressed confidence in the board's ability to steer the company forward with customer focus and responsible governance. EQT’s Hemant Sharma underscored the sector's long-term potential and EQT's intent to help Niwas scale with a focus on digital transformation, performance, and sustainability.

CEO of Niwas Housing Finance, Shreejit Menon, welcomed EQT’s support and noted that their global expertise aligns with the company’s mission to assist 150,000 families in achieving home ownership by 2029.
