TCS leases 1.75 million sq ft for Rs 975 crore in Bengaluru’s Sattva Knowledge Point

TCS will pay a monthly rent of Rs 15.37 crore, translating to Rs 87.73 per sq ft. The company has paid a security deposit of Rs 25 crore.

    Tata Consultancy Services (TCS) has leased 1.75 million sq ft of commercial office space at Sattva Knowledge Point, Yeshwanthpur, Bengaluru, for a total rental outlay of about Rs 975 crore over five years with Darshita Southern India Happy Homes Pvt, according to real-estate analytics firm Propstack.

    The IT major will pay a monthly rent of Rs 15.37 crore, translating to Rs 87.73 per sq ft. The company has paid a security deposit of Rs 25 crore. The agreement includes a 14 percent rental escalation every three years and an option to renew for an additional five years.

    The occupancy certificate for the project was obtained on April 8, 2025. TCS will occupy Tower A comprising of three basements, ground, and 10 floors and Tower B comprising of two basements, ground, and 12 floors of the development.

    Earlier this year, TCS signed another large lease for 1.4 million sq ft at 360 Business Park on Neeladri Road, Electronic City. The 15-year agreement, spread across Towers 5A and 5B, involves a monthly rent of Rs 9.31 crore at a rate of Rs 66.5 per sq ft, with a total outgo of about Rs 2,130 crore. The security deposit for this lease is Rs 112 crore.

    In March 2025, TCS leased 6.3 lakh sq. ft. of office space in Ozone Techno Park, Navalur, Chennai, at a monthly rent of Rs 2.8 crore. The lease spans seven floors and commenced on March 15, 2025.

    The year has also seen other notable office space deals in Bengaluru. Amazon Development Centre India and Amazon Seller Services leased over 1 million sq ft in North Bengaluru in June, paying ₹6.1 crore in monthly rent.

    In August, Apple India signed a 10-year lease for about 2.7 lakh sq ft, starting with a monthly rent of Rs 6.3 crore. The agreement is expected to cost more than Rs 1,000 crore over the lease term, including rent, parking, and maintenance.
