Subhash Ghai’s Mumbai Andheri commercial property to generate Rs 2.24 crore in rental income over 5 years

Veteran filmmaker Subhash Ghai, along with Crest Ventures and Mukta Arts, has leased a commercial property in Andheri West, Mumbai, set to earn Rs 2.24 crore over five years.

Veteran Bollywood filmmaker Subhash Ghai, in partnership with Crest Ventures Limited and Mukta Arts, has leased out a commercial property in Andheri West, Mumbai, which is expected to generate a cumulative rental income of approximately Rs 2.24 crore over a five-year period.

The lease agreement, reviewed by property portal Square Yards on the Maharashtra Inspector General of Registration (IGR) website, was officially registered in July 2025.

Located in the high-demand locality of Andheri West, the property sits within the Crest Mukta complex and spans a built-up area of 7,500 sq. ft. (about 697 sq. m.).

This area is known for its strategic connectivity—close to the international airport, Western Express Highway, metro, and railway station—making it a prime commercial hub in Mumbai. Andheri West is characterized by a mix of luxury residential developments and high-end commercial spaces, drawing interest from both investors and business occupants.

As per the registration documents, the lease agreement was finalized with a monthly starting rent of Rs 3.38 lakh. Over the 60-month lease tenure, the rent will see an annual escalation of approximately 5%, culminating at Rs 4.11 lakh in the final year. The total rental income over this period is projected to be around Rs 2.24 crore. The lease was registered with a stamp duty of Rs 57,500 and a registration fee of Rs 1,000, alongside a security deposit of Rs 24.66 lakh.

This strategic commercial investment complements Ghai’s residential investment earlier this year. In February 2025, Subhash Ghai and his wife Mukta Ghai purchased a premium apartment in Bandra West for Rs 24 crore, underlining their strong presence in Mumbai’s high-end real estate market.

Subhash Ghai, a stalwart of Indian cinema, is celebrated for directing and producing landmark films such as Kalicharan (1976), Karz (1980), and Hero (1983). Apart from his contributions to cinema, he is also the founder of Whistling Woods International, a renowned film and media institute in Mumbai, established in 2006.

The lease of the Crest Mukta property reinforces Ghai’s growing footprint in the Mumbai real estate sector, aligning with a broader trend of Bollywood celebrities investing in commercial and residential assets in prime locations.
