Bollywood actress Sonakshi Sinha has sold her Mumbai apartment for a substantial Rs. 22.50 crore. The sale, registered in January 2025, was revealed through property documents reviewed by Square Yards on the Inspector General of Registration (IGR) Maharashtra website.
Sonakshi's apartment was located in Bandra West, a popular Mumbai suburb. Bandra's appeal lies in its convenient location near the Bandra Kurla Complex (BKC), a major business hub. This proximity makes it a preferred residential area for professionals and business owners seeking a short commute. Bandra also boasts excellent connectivity, with the Western Express Highway, Bandra-Worli Sea Link, the international airport, and an upcoming metro line all contributing to its accessibility. The area is a hotspot for Bollywood celebrities and prominent figures, with residents including stars like Suniel Shetty, Ranveer Singh, Deepika Padukone, and sports personalities KL Rahul and Athiya Shetty.
The apartment itself was in the 81 Aureate complex, a project by MJ Shah Group. This sprawling 4.48-acre development features 4 BHK apartments. According to the IGR documents analyzed by Square Yards, Sonakshi's apartment had a carpet area of 391.2 sq. m. (approximately 4,211 sq. ft.) and a built-up area of 430.32 sq. m. (approximately 4,632 sq. ft.). The sale also included three car parking spaces. The transaction involved a stamp duty payment of Rs. 1.35 crore and registration charges of Rs. 30,000.
Square Yards' Project Data Intelligence revealed that 8 transactions, totaling Rs. 76 crore, were registered in 81 Aureate between February 2024 and January 2025. The average resale price for a 4BHK in the building is currently around Rs. 51,636 per sq. ft., while the average monthly rent is about Rs. 8.5 lakh.
Further analysis of IGR records by Square Yards showed that Sonakshi Sinha originally purchased the same apartment in March 2020 for Rs. 14.0 crore. The recent sale price of Rs. 22.50 crore represents a significant 61% increase in value over five years. Interestingly, IGR records indicate that Sonakshi still owns another apartment in the same 81 Aureate complex.
Sonakshi Sinha's Bollywood career began in 2010 with the blockbuster film "Dabangg," starring Salman Khan. The film brought her instant fame. She has since demonstrated her acting range in various films, including "Lootera," "Akira," and "Mission Mangal." In 2024, she played dual roles in Sanjay Leela Bhansali's period drama "Heeramandi," portraying both a courtesan mother and daughter. Beyond acting, Sonakshi is also an entrepreneur, having co-founded a beauty brand called 'SOEZI,' which specializes in press-on nails.
