Noida man cheated of Rs 1.25 crore in premium flat sale by owner and salesman

A salesman who worked there told him that a flat was available for sale, and that its owner had moved to Maharashtra

A 30-year-old man was cheated of Rs 1.25 crore by four people who falsely promised to sell him a flat in a premium apartment complex located in Beta 2, Greater Noida, according to police officials on Friday.

The victim, Prashant Pandey, had been living with his family in a rented flat in the same housing society where the incident took place. He decided to buy a flat in that society in August 2024. A salesman who worked there told him that a flat was available for sale, and that its owner had moved to Maharashtra, Hindustan Times reported.

“A society salesman told him there was a flat on sale whose owner had shifted to Maharashtra. Pandey contacted the owner and agreed to buy the flat. The owner told Pandey there was an outstanding home loan on the flat, which he would settle before surrendering the papers,” HT quoted a police official as saying.

According to the complaint filed with the police, the flat owner told Pandey on January 18, 2025, that he was ready to settle the loan but was short of Rs 5 lakh. Pandey gave him that amount as an advance. Then, on January 30, the owner visited Pandey’s house and gave him documents that showed the loan had been cleared.

According to the report, the total price of the flat was fixed at Rs 6 crore, and Pandey paid Rs 1.20 crore as an advance, in addition to the Rs 5 lakh he had already paid.

“In February, when I approached flat owners, my calls and messages were ignored. When I contacted the salesman, I was told that the flat was sold to someone else. When I protested, he (salesman) threatened me with dire consequences,” the FIR said.

Pandey went to the police, who carried out an initial investigation and then filed a case at the Beta 2 police station. “We have registered a case of cheating, breach of trust, intentional insult, and criminal intimidation under BNS against the suspects, identified as Sushil Kumar Tuli, the flat owner, his wife Nalini, their son Vinay, and Nitin Chawla, the salesman,” said Vinod Kumar, station house officer, Beta 2.
