DDA Housing Scheme 2025 Phase II: Bookings open for 1,537 affordable flats

The Delhi Development Authority (DDA) has announced Phase II of the DDA Jan Sadharan Awaas Yojana, 2025, following the overwhelming success of its first phase.

The new phase aims to provide more affordable housing options to residents of Delhi, especially those belonging to the Economically Weaker Sections (EWS) and now, for the first time, the Low-Income Group (LIG) category as well.

According to a circular issued on October 23, 2025, the second phase of the scheme will offer 1,537 flats in different parts of the national capital. This phase marks a major expansion, as it now includes flats for LIG applicants in addition to the EWS category. The DDA said the main goal is to ensure that affordable and quality housing reaches a larger section of Delhi’s population.

Key dates and how to apply

Booking for Phase II began today at 12.00 noon. All applications and payments will be accepted only through the DDA Awaas Portal at https://eservices.dda.org.in.

New applicants are required to pay a one-time registration fee of Rs 2,500, while those already registered for the previous phase do not need to register again.

For booking, the LIG flats require a payment of Rs 1,00,000, and EWS flats require Rs 50,000.

Prices and special discounts

The DDA has also introduced discounts to make the homes more affordable. A 15% discount will be offered on EWS flats in Narela and LIG flats in Ramgarh Colony. The tentative prices will vary depending on the location and category of the flat.

Phase I success and other details

Phase I of the DDA Jan Sadharan Awaas Yojana, launched on September 11, 2025, offered 1,167 EWS/Janta category flats and received a massive response, all units were booked on the first day of sale, September 22, 2025.

The DDA confirmed that all other terms and conditions for Phase II remain unchanged from the earlier scheme, except for the addition of the LIG category.
