The Bruhat Bengaluru Mahanagara Palike (BBMP) has recorded an all-time high property tax collection of Rs 4,930 crore for the financial year 2024–25, an increase of over Rs 1,000 crore compared to a year ago, with the IT hub Mahadevapura emerging as a top source of revenue.
Data from the BBMP revenue department showed this is 94.62% of the civic body’s total annual target of Rs 5,210.47 crore, and now, for 2025–26, BBMP is aiming to cross Rs 6,000 crore in property tax collection alone.

Mahadevapura zone, home to major IT parks along the Outer Ring Road and the Whitefield area, once again emerged as the top-performing zone, collecting Rs 1,310.58 crore to exceeding its target with 100.12 percent growth. In 2008, the state government had brought 110 villages under BBMP, including 31 in Mahadevapura zone. However, the situation remains unchanged, lacking basic facilities like roads, water, and streetlights.
East zone came in second with a collection of Rs 834.14 crore, and South zone followed with Rs 733.65 crore, while West zone collected Rs 562.61 crore. Bommanahalli recorded a collection of Rs 490.03 crore, and Yelahanka collected Rs 464.66 crore. Rajarajeshwari Nagar and Dasarahalli reported collections of Rs 381.75 crore and Rs 152.94 crore respectively.
Many property owners have pointed out that their tax bills increased this year due to the inclusion of the Solid Waste Management (SWM) user fee. The garbage cess, now part of property tax, is expected to fetch the civic body an additional Rs 750 crore annually for waste management.

BBMP officials said the growth in tax collection was achieved without revising property tax rates, which have remained unchanged since 2016. BBMP special commissioner (revenue) Munish Moudgil attributed the improved performance to several measures, including the implementation of a One-Time Settlement (OTS) scheme, technology-based monitoring of arrears and dues, issuance of clear Standard Operating Procedures (SOPs) for recovery, and door-to-door follow-ups for pending payments.
“This was achieved without increasing tax rates, thanks to systematic efforts and field-level follow-up,” Moudgil said.
