The returns given for QE Sept 2025 of Rs. 1.55 per unit is just for the period 18 Aug - 30 Sept 2025 as the assets were transferred only on 18 Aug to the REIT. The real returns will be known once the returns for QE Dec 2025 are declared. Arithmetically, if we consider the same earning potential of the Assets, the returns could be in the range of Rs. 3-3.10 per unit. Even if we conservatively consider a return of Rs. 2.75 per unit this translates to a 9 percent pre-tax return at current market prices, most of which will be tax free. View more
