Gurugram district administration has asked the developer of the Chintels Paradiso housing complex to conduct structural safety audit of A, B and C towers of the society and submit a report by January 2024. The administration also issued instructions to expedite the process of settlement with affected homebuyers, officials said.
These instructions were issued by Additional Deputy Commissioner Hitesh Kumar Meena in a meeting with the residents of the housing complex and also the representatives of the developer on October 13.
Chintels Paradiso housing complex, located in sector 109 in Gurugram near Dwarka Expressway, had come to limelight on February 10, 2022 when a portion of the sixth floor of tower D had collapsed all the way to the first floor, killing two women.
Since then, five towers of the complex D, E, F, G and H had been declared unsafe for habitation by IIT Delhi and evacuation was recommended. Other towers A, B and C were not unsafe for now but deterioration could be seen in these towers too so regular audits were recommended by IIT Delhi.
“We have directed the builder to get the structural safety audit of towers A, B and C conducted by CBRI and submit a report to the administration by January 2024. The audit will consist visual inspection along with other sample testing,” Meena told Moneycontrol.
He also said that the structural audit report of tower J is pending and is likely to be submitted to the administration by the end of this month.
Earlier this week, the Gurugram administration had ordered the occupants of tower H to vacate the building within 15 days. In the meeting, the residents of the tower H were also asked to vacate their flats at the earliest.
Meena also said that instructions have been issued to the developer to expedite the process of settlement with affected homebuyers.
He said that so far 75 residents have been given the full payment by the developer.
“There are total 288 flats in towers D, E, F, G and H out of which 121 residents have given their consent for settlement. As many as 75 residents have been given full payment while 106 homebuyers have signed the agreement and received 10 percent of the full settlement payment,” Meena said.
Rakesh Hooda, president, the Residents Welfare Association of Chintels Paradiso Society, said that the visual inspection of the towers A, B and C is likely to start from Saturday or the next week. He said that other concerns like improper maintenance of towers by the developer were also discussed in the meeting.
There was no immediate response available from the developer Chintels India on these developments.
