Ajay Devgn rents out his Andheri Mumbai office space for Rs 3.3 crore over 5 Years

Bollywood actor and film producer Ajay Devgn has leased out a premium office space in Mumbai’s bustling Andheri West locality, with rental income expected to total approximately Rs 3.3 crore over a five-year period. According to property registration documents reviewed by Square Yards on the official Inspector General of Registration (IGR) website, the deal was formally registered in May 2025.

The office unit, located in the commercial project Signature by Lotus, spans a carpet area of 2,545 sq. ft. and has been rented to Bombay Design Centre Private Limited. The rental agreement, valid from May 2025 through April 2030, includes an initial fit-out period. As per the agreement, Devgn will receive Rs 5.47 lakh per month for the first three years, which will escalate to Rs 6.29 lakh per month for the final two years. A security deposit of Rs 16.42 lakh was paid by the tenant, and the transaction involved stamp duty of Rs 85,500 and registration charges of Rs 1,000.

The total rental income over the five-year lease is expected to be around Rs 3.3 crore, with the rental yield estimated at 6.5% for the first phase and rising to approximately 7.5% in the latter half of the term. This aligns with the growing investor interest in commercial real estate assets in key locations like Andheri West, which offers seamless connectivity to major business districts such as BKC, SEEPZ, and Lower Parel, along with proximity to the Chhatrapati Shivaji Maharaj International Airport.
