India's top cities hold transit-oriented development potential of 106 mn sq ft: Report

India’s top 8 cities have an opportunity to develop over 106 million square feet real estate inside major transit points such as metro stations, train stations and inter-state bus terminals, a report said on September 3.

The national capital region of Delhi had the highest potential for transit-oriented development (TOD) opportunities at 32 million square feet due to its expanding metro systems, ISBTs and city railways stations, real estate consulting firm CBRE South Asia said in a report titled ‘Billions in Transit: Assessing the Impact of Transit Oriented Development on Indian Cities’.

Delhi NCR was followed by Mumbai with a real estate potential of 20 million square ft and Chennai at 13 million square ft, the report said.

As metro networks and transport hubs continue to expand across urban India, TOD will play a pivotal role in shaping inclusive, accessible, and future-ready cities. To fully realize this potential, however, challenges around land acquisition, financing, skill availability, and outdated land-use regulations need to be systematically addressed.”
