Noida, the Delhi satellite city in Uttar Pradesh set up in 1976, started slow but in recent years has burgeoned, with what was largely farmland now a cluster of buildings housing residential units and industrial projects, and is rapidly running out of space. Greater Noida, which came up in the early 1990s, was more of an independent city some 20 km from Noida.
Hence the need was felt for a sort of an extension to ease the burden on Noida and Greater Noida. So the respective development authorities have envisioned “New Noida” to cater to rapid urbanisation and also foster the economic growth in the region.

The need of New Noida
According to Noida and Greater Noida authority officials, there is hardly any land left in the area for further development but the demand for setting up of industrial, commercial, residential and other investment projects is increasing because of the growing population, necessitating the expansion.
Shrilaxmi VS, additional chief executive officer (planning) at Greater Noida Industrial Development Authority, echoed similar views and said that there is exceptional growth in demand for land in the Noida-Greater Noida region for industries, logistics and real estate purposes but the availability has saturated in these sub-cities. Hence, the authority is planning New Noida to cater to this demand, she explained.
Officials say that New Noida is expected to cater to housing demand for around 600,000 residents. New Noida represents a strategic move to accommodate growth, drive economic development and create a modern, sustainable urban centre, they said.
Location
Srilaxmi said that the new urban centre will come up near the confluence of the Eastern and Western Freight Corridors of the Indian Railways, the Yamuna Expressway that connects to Agra, and the Eastern Peripheral Expressway, which with the Western Peripheral Expressway rings Delhi.
She said that New Noida will be adjacent to the Greater Noida area and will fall under the Dadri-Noida-Ghaziabad Investment Region.
Where will the land come from?
According to officials of the Noida and Greater Noida authorities, around 21,000 hectares of land will be required for the development of New Noida. The authorities plan to acquire agricultural land from 20 villages in Gautam Buddha Nagar and 60 villages in the neighbouring Bulandshahr district for this, and the officials said the process is likely to commence soon.
Industries to be given priority
The city will be developed keeping in mind the need of industries for economic growth of the region. According to the New Noida Master Plan 2041, industries will come up on 40 percent of the total earmarked land. Around 18 percent will be reserved for green belt and recreational purposes while 13 percent of the land will be for residential purposes. The remaining land will be kept for mixed-use, commercial and institutional purposes.
Under the New Noida Master Plan, which has been prepared by the School of Planning and Architecture (SPA), the new development will have special economic zones for industrial units from the agricultural, food processing and FMCG sectors.
New Noida is also likely to have skill development centres, knowledge centres and integrated townships.
“We are developing New Noida to cater to growing land demand for industries, real estate, the IT sector and educational institutions,” said Shrilaxmi.
A multimodal logistics hub will also be developed at the confluence of the railways' two freight corridors.
Impetus to real estate
Market observers said that New Noida will not only address burgeoning urbanisation demand but also give a fillip to real estate investment and activities in the region. The development of New Noida is a large-scale, long-term undertaking with the potential to significantly reshape the urban landscape of the National Capital Region.
Amit Modi, director at NCR-based developer County Group, said that the announcement of New Noida was first made roughly two years ago and the masterplan was approved by the Uttar Pradesh government in October 2024.
“The move showcases the government's vision to open new land parcels for residential, commercial and industrial development for the state's all-round progress as well as to enable people to get their dream homes. As the planning of the city will take into account the experiences of developing Noida, Greater Noida and the Yamuna Expressway region, New Noida will emerge as a world-class city,” he said.
Sanjay Sharma, director, SKA Group, a developer focused on the region, said that there was an urgent need to expand the frontiers both for real estate and industrial projects.
“New Noida, expected to spread over a massive 21,000 hectares’ area encompassing Gautam Budh Nagar and Bulandshahr districts, firmly moored in the smart city concept, will emerge as a game changer for the region's real estate sector. Being in the vicinity of Noida International Airport, New Noida's prospects will get a further boost,” he said.
