Bollywood actor, producer, and director Sohail Khan has entered a high-value commercial rental deal, leasing out a premium shop in Mumbai’s elite Bandra neighbourhood. According to documents reviewed by Square Yards on the Maharashtra government’s property registration portal, the shop has been rented to The Irish House Food and Beverages Private Limited for a 60-month term. The lease was officially registered in March 2025.

The property, located in the upscale Gasper Enclave in Bandra, spans a built-up area of 119.88 sq. m. (approximately 1,290.57 sq. ft.). Known for its vibrant cultural atmosphere and luxurious real estate, Bandra is home to numerous Bollywood celebrities and is a coveted address in Mumbai due to its blend of heritage, connectivity, and modern amenities.

As per the lease terms, Sohail Khan will earn a total of around Rs. 10.3 crore over the 5-year agreement. The rent begins at Rs. 16.89 lakh per month for the first 36 months and will rise to Rs. 17.73 lakh per month for the remaining 24 months. Square Yards reports that the transaction also included a security deposit of Rs. 60 lakh. In terms of transaction costs, the agreement incurred a stamp duty of Rs. 2,67,000 and a registration fee of Rs. 1,000.

The shop was initially purchased by Sohail Khan in April 2009 for Rs. 3.11 crore, according to registration data. The actor’s decision to lease it out demonstrates a strategic investment move within one of India’s most competitive real estate markets.
