In a significant urban development initiative, the Delhi Development Authority (DDA) has thrown open a rare opportunity for homebuyers to acquire properties in the capital's most sought-after neighbourhoods. The Premium Housing Scheme 2025, which commenced on August 26, will accept registrations for its fully online e-auction until September 24, as reported by TOI.
Departing from its traditional lottery-based allotment system, the DDA has adopted a transparent, competitive e-auction model for this scheme. Prospective buyers must register on the official DDA portal, submit a non-refundable processing fee of Rs 2,500 and deposit a substantial Earnest Money Deposit (EMD) to participate in live bidding sessions scheduled for October.
According to the TOI report, the EMD amounts are tiered: Rs 4 lakh for Low-Income Group (LIG) flats and Expandable Housing Scheme (EHS) units, Rs 10 lakh for Middle-Income Group (MIG) and Self-Financing Scheme (SFS) categories, and Rs 15 lakh for High-Income Group (HIG) apartments.
The scheme boasts a diverse portfolio of over 350 units, ranging from compact LIG apartments to expansive HIG residences. The most premium offerings are located in Vasant Kunj, Jasola and the Golf View Condos in Dwarka, with reserve prices beginning at approximately Rs 1.98 crore and climbing to Rs 2.45 crore.
MIG and SFS flats are available in areas including Dwarka, Saket, Rohini and Alaknanda, with reserve prices spanning from Rs 60.5 lakh to Rs 1.66 crore. The most affordable options are the LIG flats in Dwarka and Rohini, starting from Rs 29.3 lakh and the 26 sqm EHS units in Nasirpur with a reserve price of Rs 35 lakh. The scheme also includes car and scoter garages in north Delhi localities.
The DDA has outlined a comprehensive reservation policy to ensure inclusivity. Fifteen per cent of flats are reserved for Scheduled Castes, 7.5% for Scheduled Tribes and 5% for Persons with Disabilities, with additional quotas for war widows and ex-servicemen. As per TOI, any Indian citizen above 18 years is eligible to apply and ownership of another property in Delhi is not a disqualification.
The live e-auctions are set for October 6-8, preceded by demo sessions from October 3-5 to familiarise applicants with the platform. The auction rules mandate minimum bid increments - Rs 1 lakh for HIG, Rs 50,000 for MIG/SFS and Rs 25,000 for LIG units. Each auction will have a dynamic closing time, potentially extending if bids are placed in the final minutes.
Successful bidders will receive a demand-cum-allotment letter and must make full payment within 60 days, with provisions for extension subject to penal interest. The DDA will forfeit the EMD of any winner who defaults on payment.
This scheme represents one of the most substantial releases of DDA housing in recent years, particularly in high-value areas where supply is limited. The transparent, online auction process is designed to ensure a fair and efficient allocation of these premium properties.
Prospective applicants are advised to have all necessary documents, including PAN card, identity and address proofs and category certificates, ready for a seamless registration process. With the registration window now open, buyers have a limited time to prepare for a competitive bidding process that will determine the final price of each home in some of Delhi’s most desirable postcodes.
